Six Aging Schools Including Dongguro Elementary in Seoul
Transformed into Future-Oriented Spaces with Digital and Eco-Friendly Features
Woori Asset Management is set to take the lead in practicing "productive finance" for future generations by managing an educational infrastructure fund worth 137 billion won.
On March 3, Woori Asset Management announced that it would participate in a long-term educational infrastructure project to transform aging schools into Green Smart Future Schools based on digital and eco-friendly infrastructure.
This project will be carried out through the Woori Productive Finance Educational Infrastructure Private Investment Trust No. 1 Fund, with Woori Asset Management managing the fund's overall operations. The committed amount is 137 billion won, and the trust period is designed to be approximately 23 years.
The fund will focus its investments on the 'Green Smart Future School BTL (Build-Transfer-Lease)' project, which renovates old schools. Through this initiative, six schools-Dongguro Elementary School and Doshin Elementary School in Seoul, Suseong High School in Gyeonggi, Yesan Elementary School, Deoksan Elementary School, and Godeok Middle School in Chungnam-are expected to be transformed into future-oriented learning spaces centered on digital and eco-friendly concepts.
The main feature of this fund is its "stable profit structure," which secures both public value and profitability. Woori Asset Management plans to generate profits by providing loans to the BTL project implementation companies and distribute the returns to the fund's investors.
Investment will be recovered based on the facility rental fees and management operating expenses paid quarterly by the competent education office. Additionally, the fund has fully secured structures for completion guarantees during construction and operation, as well as capital replenishment, and its profit structure is linked to government bond rates, enabling stable long-term returns.
This project also stands out for the strong synergy created through the division of roles among affiliates within Woori Financial Group. Woori Bank and Tongyang Life Insurance will participate as major investors, while Woori Investment & Securities will be responsible for selling the fund.
Jeon Geunsoo, Head of Alternative Investment Division 3 at Woori Asset Management, stated, "The operation of this fund goes beyond a simple investment; it is significant in that it establishes core infrastructure for the co-growth of local communities and future generations. We will continue to expand ESG-based productive finance going forward."
