The Evolution of Luxury Residential Security: Leell Upper House Introduces AI Security Robots

Strengthening Residential Security with Korea’s First AI-Powered Robotic Security System in a Housing Complex
A Premium Residential Infrastructure Integrating Finance, Healthcare, and Security

Leell Upper House, a luxury residential complex currently under construction in Seocho-gu, Seoul, will become the first residential facility in Korea to implement a security system utilizing AI security robots. This next-generation security approach, specifically tailored for high-end detached housing, has drawn significant attention from the industry.

High-end detached residences offer both a sense of openness and privacy, but structural constraints pose challenges when designing security systems. Because there are many areas exposed to the outside and movement flows are dispersed, it is difficult to completely eliminate blind spots with only security personnel or fixed installations. In response, Leell Upper House has opted to combine existing security methods with AI-powered mobile security technology, taking into account the unique characteristics of detached housing complexes.

Heonintown Development Co., Ltd. recently signed a three-party memorandum of understanding (MOU) with S1 Co., Ltd. and Rainbow Robotics Co., Ltd. to enhance the security system in the Heonin Village urban development zone. The main focus of this agreement is to integrate people, equipment, and robots into a unified security system.

S1 Co., Ltd. will oversee the integration of security for the entire complex. By linking Rainbow Robotics’ AI security robots with existing security personnel and fixed installations, they plan to establish a multi-layered security environment. These robots are not standalone devices but are intended to complement and reinforce the functions of the current security system.

The greatest advantage of the AI security robots lies in their mobility and adaptability to various environments. They can patrol not only the main pathways within the complex but also stairs, ramps, and uneven outdoor areas. This allows for a more three-dimensional approach to security and reduces the gaps that can easily arise in detached housing complexes, distinguishing this system from traditional methods.

Furthermore, with the robots conducting patrols 24 hours a day, the burden on personnel for constant nighttime patrols will be reduced, and the costs associated with installing and maintaining additional fixed security equipment such as CCTV can also be lowered. In addition, the preventive effect against security incidents is expected to contribute to long-term reductions in overall management expenses.

This is the first time in Korea that AI security robots have been adopted as part of a security system for residential spaces. Rainbow Robotics, the company responsible for the robotic technology, is a leading domestic robotics company that has been recognized for its technological prowess, including selection as one of ‘Korea’s Top 10 Mechanical Technologies of 2025’ for its AI security robot platform. With a design that prioritizes both ‘quiet safety’ and ‘respect for privacy’-key values in high-end residences-the robots are engineered to operate stably and with precision in residential environments.

Leell Upper House aims to become a ‘private high-end complex in the city’ by leveraging the natural terrain and environment for low-density design and privacy-focused space planning. The complex is gradually establishing a differentiated lifestyle platform that integrates residential, security, financial, and wellness services.

A representative from Heonintown Development stated, “This agreement is not aimed at creating conspicuous security, but rather at maintaining reliable safety without intruding on residents’ daily lives and privacy. We will continue to build a residential environment where technology is applied seamlessly.”

Meanwhile, Leell Upper House operates an on-site observatory where visitors can check the progress of construction and landscaping in person, as well as the ‘Leell Upper House Gallery’ located at Hangang Ttukseom Park. Both venues are open to visitors by advance reservation only.
