Actress Lee Young-ae's building in Hannam-dong, purchased about 12 years ago, has reportedly achieved a capital gain of approximately 2.5 billion KRW, according to News1 on the 19th.
Actor Lee Young-ae's building in Hannam-dong, purchased about 11 years ago, has increased in value by approximately 2.5 billion KRW.
In August 2012, Lee Young-ae bought a three-story detached house (basement 1 floor to ground 2 floors) located in Hannam-dong, Yongsan-gu, Seoul. The ownership is under Samyoung Planning (currently Rear Associate, with 100% shares held by the Lee family), which was established in January 2007 with a capital of 50 million KRW invested by Lee Young-ae, her father, and her brother. Rear Associate, the successor of Samyoung Planning operated by the Lee family, is a company engaged in celebrity management, PR agency and consulting business, and planning of performances and exhibitions. However, its main business is actually Lee Young-ae’s management.
The land area is 149㎡, and the total floor area is 155㎡, purchased for 1.04 billion KRW. This is about 23 million KRW per 3.3㎡. At the time of purchase, about 325 million KRW was borrowed, and later in November 2013, an additional 200 million KRW was borrowed, establishing a mortgage.
Located in the center of Hannam-dong, a major commercial area around Itaewon Station, near Noksapyeong Station’s ‘Gyeongridan-gil’ and between Itaewon Station and Hangangjin Station’s ‘Comme des Gar?ons-gil.’ Comme des Gar?ons-gil refers to the approximately 640-meter stretch from the Hannam-dong Cheil Worldwide building to Hangangjin Station on Subway Line 6. Thanks to the modern buildings lined up on both sides of the road, it boasts a modern and sophisticated atmosphere. Notably, actors Jang Dong-gun and singer Psy also made headlines by purchasing buildings along this street.
Lee Young-ae used the building as the head office of her one-person agency, but in 2018, when the Hannam-dong commercial district became more active, she changed the building’s use to a neighborhood living facility, and it currently houses a cafe.
Recent nearby transactions show that in June last year, land opposite the building was traded at 121 million to 123 million KRW per 3.3㎡, and a multi-family house 100 meters away was sold at 80 million KRW per 3.3㎡. Applying this to Lee Young-ae’s building, the estimated market price is about 3.6 billion KRW. This is more than three times the original purchase price.
