So-called 'flagship apartments,' located in affluent neighborhoods representing their regions or developed as large branded complexes, are attracting attention for maintaining strong popularity despite market fluctuations. This trend is interpreted as a growing preference for a 'smart single property' during economic downturns, concentrating on flagship apartments.
In the actual sales market, record-high prices for flagship apartments representing each residential area continue to emerge. According to the Ministry of Land, Infrastructure and Transport's actual transaction data, the flagship 'Apgujeong Hyundai 1 and 2' in Apgujeong-dong, Gangnam-gu, saw a 196㎡ unit traded at 8 billion KRW in July, marking a 1.6 billion KRW increase from the previous record. Similarly, 'Cheongdam Xi,' representing Cheongdam-dong in Gangnam-gu, recorded a new high in September with an 89㎡ unit sold for 3.65 billion KRW, 150 million KRW higher than the 3.5 billion KRW transaction in February last year for the same size.
Flagship apartments in provincial areas are also experiencing continuous price surges. For example, 'Haeundae I-Park' in Marine City, representing Haeundae, Busan, set a new record in March with a 162㎡ unit sold for 2.5 billion KRW, surpassing the previous highest transaction price of 2.18 billion KRW for the same unit size.
This trend is also evident in the subscription market. An industry insider stated, "Even in the subdued subscription market, complexes considered future flagship apartments due to their prime locations, brands, and future value remain popular. Especially among actual demanders, the perception that winning chances have increased is strong, leading to intensified subscription concentration."
According to Korea Real Estate Board's Subscription Home, 'Hillstate Macroen' in Seongsan-gu, Changwon-si, which received subscriptions in August, is a large branded complex with a total of 951 households. It attracted significant attention as a regional flagship, finishing the first subscription round with an average competition rate of 105.32 to 1.
This contrasts with widespread subscription shortfalls across the country during the same period. In August, most complexes in provincial areas such as Busan, Jeonbuk, and Gyeongnam failed to complete the first subscription round. Additionally, some complexes in the metropolitan areas of Gyeonggi and Incheon, previously considered subscription strongholds, also experienced first-round shortfalls.
The industry expects the popularity of flagship apartments to continue for some time. The polarization phenomenon, focusing on smart single properties due to rising interest rates and loan interest burdens, is deepening.
A real estate expert commented, "The real estate tax system favors smart single properties, which also enhances the value of flagship apartments. Since the basic purchasing demand is solid, these apartments are advantageous for price defense even during downturns. Therefore, in the current adjustment phase, the concentration of investors and actual demanders is expected to persist for a while."
Meanwhile, the consortium of Taeyoung Construction and Dongwon Development is preparing to launch sales in October for 'The Park Vista Desiang,' a private special project in Yeokdong Central Park, Gwangju-si, Gyeonggi-do, which is attracting attention as a future flagship in the area.
The Park Vista Desiang will be developed as a large complex with 18 buildings and a total of 1,690 households, ranging from four basement floors to 25 above-ground floors in Yeokdong, Gwangju-si, Gyeonggi-do. The exclusive areas will vary from 59, 84, to 114㎡, offering a diverse selection from small to medium-large units favored by consumers.
Located within Gwangju Yeokdong Central Park, which is being developed as a park with various themed facilities on approximately 100,000 pyeong of land, the complex is expected to offer unparalleled comfort. Notably, Gwangju Yeokdong Central Park recently received the 'Awards of Excellence' in the design category at the 'IFLA AAPME (Asia-Pacific) Awards 2022,' hosted by the International Federation of Landscape Architects (IFLA), raising expectations for its landscaping facilities praised by global landscape experts, thereby enhancing residential comfort.
The Park Vista Desiang also attracts attention with excellent living conditions alongside a pleasant residential environment. It is a transit-oriented complex within walking distance of Gyeonggang Line's Gyeonggi Gwangju Station, allowing access to Pangyo in 15 minutes and Gangnam in 30 minutes (via transfer to the Shinbundang Line at Pangyo Station). Additionally, the Suseo-Gwangju double-track railway (scheduled to open in 2027) is under development at Gyeonggi Gwangju Station, which will enable access to Suseo Station in about 12 minutes once completed, further improving accessibility to Gangnam.
The complex also borders the approximately 150,000-pyeong Gwangju Station area urban development project (Phase 1), allowing residents to share existing infrastructure and enjoy the premium of a large residential town. Nearby are numerous cultural and convenience facilities such as E-Mart, CGV, and Gwangju City Public Stadium, which will further enhance residential convenience. Moreover, a Phase 2 project of similar scale to Phase 1 is underway for the Gwangju Station area urban development, expected to create a self-sufficient mixed-use complex, adding to the premium value.
The Park Vista Desiang plans to enhance residential comfort by applying differentiated innovative designs featuring the sensibility of Taeyoung Construction and Dongwon Development.
In particular, a premium sky view design will maximize views, and diverse community facilities including Gwangju's first indoor gymnasium, a guest house, and a Moms Play Club will be introduced to improve residential convenience. Landscaping will also be differentiated, with a green ratio increased to 42% to enhance comfort. Leveraging Taeyoung Construction's expertise, which won the 2021 Korea Landscape Award Presidential Prize, various landscaping facilities will be incorporated.
A sales official stated, "As a complex attracting attention as Gwangju's representative flagship, there is already significant interest and inquiries from buyers. We will deliver the best landmark complex in Gwangju that meets expectations."
The Park Vista Desiang's model house is scheduled to open in October.
