Namkwang Construction announced on March 3 that it has secured the construction contract for the Garak 7th Hyundai Apartment Narrow House Reconstruction Project (Garak 7th) located in Garak-dong, Songpa-gu, Seoul.
Namkwang Construction was officially confirmed as the final contractor at a general meeting of the cooperative on February 28. The Garak 7th Narrow House Reconstruction Project has been in the process of selecting a contractor since last year, and Namkwang Construction was the sole bidder in both the first and second rounds of bidding. Subsequently, the cooperative designated Namkwang Construction as the preferred negotiation partner and, after a resolution at the general meeting, finalized it as the contractor.
The Garak 7th project involves reconstructing the existing 72-unit complex into a new complex with 113 units. It is considered to have a strong competitive edge in terms of location, as it is situated directly in front of Gaerong Station on Seoul Subway Line 5. The site has drawn steady interest from actual homebuyers, as it offers access to educational districts, convenience facilities, medical and commercial infrastructure throughout Songpa-gu.
Industry observers note that, amid intensifying competition for large-scale redevelopment projects, there is renewed attention on stable order strategies through small- and medium-sized urban regeneration projects. In particular, small-scale station-area regeneration projects are considered significant because they can serve as a bridgehead for expanding brand recognition while relatively reducing project risk.
Namkwang Construction is accelerating efforts to strengthen its housing business division ahead of its 80th anniversary next year. Both Namkwang Construction and Geukdong Construction, which were founded in 1947, are preparing for brand integration and renewal, and plan to use this as an opportunity to expand into the private housing market in earnest.
The two companies have identified redevelopment projects in Seoul and the metropolitan area as key strategic regions. Geukdong Construction has submitted a sole bid for the Geukdong Riverside Apartment Small-Scale Reconstruction Project, while Namkwang Construction is also participating in the Maporo 5th Zone District 2 Redevelopment Project, continuing to pursue additional orders for well-located projects within central Seoul.
A Namkwang Construction representative said, "Winning the Garak 7th project marks our first private sector contract of the year and reflects the company’s commitment to strengthening the housing sector ahead of our 80th anniversary." The representative added, "We plan to actively participate in proven urban regeneration projects in central Seoul and other locations to match the renewed 'Howstory' brand."
