"I'm interested because this is the first time this year that units are being offered for sale. With concerns about rising home prices due to a supply shortage, we plan to apply before it's too late." (A couple in their 30s, married for four years)


'Dfine Yeonhui,' which is being supplied in the Yeonhui-dong area of Seodaemun-gu, Seoul, is officially launching its sales. This marks the first Seoul project for Dfine, the high-end brand of SK Ecoplant. It is also the first apartment offering in Seoul this year.


The model house, located in Yongsan-gu, Seoul, opened its doors on the morning of the 16th, attracting a steady stream of visitors. Visitors ranged from couples with children to elderly individuals. All eight consultation rooms were filled with people hoping to apply, and the waiting list grew to over ten people at times. In front of the scale model on the first floor, the area was bustling with people listening to explanations from sales representatives and examining the layout of the complex.


Dfine Yeonhui will consist of 13 buildings, with four basement levels and 29 above-ground floors, totaling 959 units. Of these, 332 units are available for general sale. The distribution by exclusive area is as follows: 172 units of 59㎡, 24 units of 74㎡, 23 units of 75㎡, 112 units of 84㎡, and 1 unit of 115㎡PB. The majority of the general sale units are concentrated in the 59㎡ (172 units) and 84㎡ (112 units) categories.


The complex is primarily south-facing, which is advantageous for natural lighting, and features panoramic windows to maximize openness. The community amenities are also noteworthy, with plans for a book club, fitness center, indoor golf practice range, screen golf, private reading rooms, daycare center, care center, and a senior citizens' lounge.


In addition, the lifestyle solution 'Homenic' will be implemented, allowing residents to use their smartphones for Internet of Things (IoT) control, community facility reservations, energy management, access to the resident support center, community bulletin boards, and group purchases. Each household will have access to 1.47 parking spaces, with wider parking spots for added convenience.


A sales representative commented, "As this is the first Dfine-branded complex to be introduced in Seoul, we've enhanced the product's appeal by differentiating the floor plans, landscaping, and community facilities. We aim for it to become a landmark representing the area."

The viewing areas on the second floor, featuring the interiors of the 59㎡ and 84㎡ units, were also crowded with visitors. People opened storage cabinets and carefully inspected the bathrooms and balconies. The 59㎡ unit consists of a living room, kitchen, three bedrooms, two bathrooms, and a dressing room. The 84㎡ unit includes a living room, kitchen, dressing room, three bedrooms, two bathrooms, and a pantry (storage space).


Visitors to the model house focused on the appeal of new construction amid the ongoing supply shortage. A man in his 40s living in Eunpyeong-gu said, "I've been renting until now, but I came because I want to own my own home. I've heard that a shortage of apartments in Seoul is driving up prices, so I'm planning to apply this time." A man in his 30s from Nowon-gu also commented, "I'm planning to apply for the 59㎡ unit. With the current drought in apartment offerings, I feel that if I don't act now, I won't have a chance to live in a new building."

The sale price for the 59㎡ units is set at 1.1 to 1.2 billion won, while the 84㎡ units are priced between 1.4 and 1.5 billion won. However, following the October 15 measures last year, loans for apartments priced at 1.5 billion won or less in Seoul are capped at a maximum of 600 million won, making sufficient cash reserves essential. A man in his 50s from Gangseo-gu said, "With the loan limits in place, securing the funds is a concern, but I plan to apply just in case."


Meanwhile, the application schedule begins with special supply on the 19th, followed by first-priority applications for residents of the designated area on the 20th, and first-priority applications for other areas on the 21st. The winners will be announced on the 28th of this month, and formal contracts will be signed over three days from February 8th to 10th. Move-in is scheduled for January 2029.
