Applications Accepted on SH Website from January 16 to 20
Priority Given to Applicants with Children Under Two During Priority Selection
Seoul Housing & Communities Corporation (SH) will supply 2,368 units of Happy Housing. Applications will be accepted starting from January 16 next year.
On December 31, SH announced that it will be recruiting residents for 2,368 units of Happy Housing, including the One Edition Gangnam complex and Seoul REITs Happy Housing. The resident recruitment notice will be posted on the SH website this afternoon.
Happy Housing is a public rental housing program offered to young people, newlyweds, and seniors at 60-80% of the surrounding market price. University students and young people can reside for up to 10 years, newlyweds with children for up to 14 years, and seniors or housing benefit recipients for up to 20 years.
This supply includes 68 units in new complexes, including reconstructed apartments, 786 remaining vacant units resulting from previous tenants’ departures or contract cancellations, and 1,514 units for preliminary residents.
The average deposit and rent by unit size are as follows: for units up to 29m², a deposit of 62 million KRW and rent of 240,000 KRW; for units up to 39m², a deposit of 114 million KRW and rent of 430,000 KRW; for units up to 49m², a deposit of 136 million KRW and rent of 520,000 KRW; and for units up to 59m², a deposit of 163 million KRW and rent of 620,000 KRW.
When selecting priority supply recipients, applicants with children under the age of two will be given preference. This priority selection for applicants with children under two years old (born after December 31, 2023) applies only at the stage of selecting priority supply recipients. If the number of priority applicants with children under two exceeds the number of candidates for document screening and final selection, a random draw will be conducted.
Eligibility for residency requires that, as of the recruitment announcement date (December 31), applicants must be members of a household without home ownership, have a monthly average income per household of 100 percent or less of the previous year’s urban worker household average by household size, total household assets of 337 million KRW or less, and vehicle ownership valued at 45.63 million KRW or less. These criteria may vary depending on the supply category, and further details can be found in the official announcement.
Applications can be submitted through the SH online application system from January 16 to January 20, 2026. However, applications will be suspended during the weekend of January 17-18 and will resume on January 19. Elderly or disabled applicants who have difficulty with online applications may apply in person at the SH office on January 19 and 20.
Candidates for document screening will be announced on January 30, and final residents will be announced on May 29. Move-in will be possible starting from July next year.
