Garak Geukdong Apartment in Garak-dong, Songpa-gu, Seoul, which was completed over 40 years ago, will be reborn as a residential complex with 999 apartment units.


On December 30, Seoul City announced that the 14th Integrated Review Committee for Urban Renewal Projects had conditionally approved the integrated review for the Garak Geukdong Apartment Reconstruction and Maintenance Project. The committee conducted a comprehensive review across six areas: architecture, landscape, transportation, education, parks, and environmental impact assessment. The city expects this decision to accelerate the project's progress.


Garak Geukdong Apartment was originally completed in 1984. The redevelopment will transform the current complex of 7 buildings, 15 stories, and 555 units into a new complex of 12 buildings, up to 35 stories high, with 999 units (including 123 public rental units). The units will range from 59 to 84 square meters in exclusive area.


The site boasts excellent public transportation accessibility, being close to Ogeum Station (a transfer station for Subway Lines 3 and 5), Police Hospital Station on Line 3, and Gaerong Station on Line 5. It is also near a variety of lifestyle infrastructure such as the Garak Agricultural and Marine Products Wholesale Market and Munjeong Outlet, as well as green spaces like Ogeum Neighborhood Park.


With this decision, a public pedestrian passage will be created to improve the walking environment not only for students commuting to nearby Gadong Elementary School and Songpa Middle School, but also for local residents. In particular, the plan is to expand pedestrian space around the site by utilizing open areas within the property, thereby providing a safer and more pleasant walking environment for nearby residents.


Additionally, the project will establish community facilities such as an all-together care center, a small library, and a daycare center, making them freely accessible to provide convenience and promote local community revitalization. Continuity of evacuation routes will also be ensured. A small park will be created on the north side of the complex, offering a health trail, exercise areas, and various spaces for activities and relaxation.


The city expects the Garak Geukdong Apartment reconstruction project, together with nearby complexes-Garak Sang-a 1st Apartment (405 units, relocation completed in October this year), Garak Plaza Apartment (1,068 units, relocation began in September), Samhwan Garak Apartment (1,101 units, management and disposal plan application submitted in October), and Garak Miryung Apartment (614 units, management and disposal plan approval in December)-to contribute to the revitalization of housing supply in the area, totaling approximately 4,200 units.


Choi Jinseok, Director of Housing at Seoul City, stated, "With the passage of this integrated review, the Garak Geukdong Apartment reconstruction will gain momentum and housing supply will increase. We will actively support the project by focusing on efficient process management to shorten the duration of the redevelopment project through expedited progress."
