Doksan Districts 1 and 2 will be transformed into apartment complexes with up to 40 floors and a total of 4,143 units through redevelopment projects.

The Seoul Metropolitan Government announced on December 25 that it held the 14th Urban Planning Committee’s subcommittee meeting for expedited integrated planning and maintenance projects the previous day, and approved with amendments the designation and maintenance plan for housing redevelopment in the area of 1036 Doksan-dong (Doksan District 1) and 1072 Doksan-dong (Doksan District 2).


Doksan District 1, located near the planned Sindoksan Station on the Shinansan Line, will be redeveloped into a complex with up to 40 floors, 17 buildings, and 2,078 units (including 358 rental units). Doksan District 2 will be transformed into a complex with up to 40 floors, 15 buildings, and 2,065 units (including 354 rental units). Both districts will have a floor area ratio of up to 300%. The zoning will be upgraded from Type 2 to Type 3, and conditions for the projects have been significantly improved through the relaxation of permitted floor area ratio and adjustment coefficients for business feasibility.


Doksan Districts 1 and 2 are simultaneously advancing expedited integrated planning, which has led to the expansion of infrastructure. A new 20-meter-wide (four-lane) east-west road connecting Siheung-daero and Doksan-ro will be constructed to enhance the transportation system and dramatically improve local mobility.

The Doksan-dong area contains many narrow, irregular back roads, 4 to 6 meters wide and without sidewalks, where residents face safety risks and emergency vehicles have difficulty accessing due to illegal parking and other issues.


To ensure uninterrupted pedestrian routes to schools and workplaces, public walkways, sidewalks, and wide crosswalks will be appropriately arranged. Various pedestrian facilities will be installed in areas with slopes or level differences to ensure that people with limited mobility can move safely.


Public walkways and pedestrian paths will be created to maintain pedestrian flow to major community hubs such as Siheung-daero, Doksan-ro, and Hanmaeum Alley Market, while also improving access to public transportation.


Plans call for securing open sightlines connecting Siheung-daero, Doksan-ro, and Mokgol Mountain, and for creating a skyline that harmonizes with schools, residential areas, and adjacent development sites, establishing a signature urban landscape for the area. The center of the complex will feature high-rise buildings of around 40 floors, while mid- to low-rise buildings will be placed along school borders and main streets to create a tailored skyline.


The Seoul Metropolitan Government stated, "With this maintenance plan, we expect to supply high-quality housing and maintenance infrastructure to the old residential neighborhoods with poor living conditions, transforming the area along Siheung-daero-the gateway to the southwest region-into a leading residential complex that will drive changes in the urban landscape."
