Large-Scale Complex with 1,015 Units in a Prime Transit Location
Lotte Construction announced on December 22 that it has recently won the contract for the residential reconstruction and maintenance project in Mia 4-1 District, Gangbuk-gu, Seoul.
The Mia 4-1 District residential reconstruction and maintenance project involves redeveloping the Mia-dong area of Gangbuk-gu, Seoul, to newly construct 16 apartment buildings with a total of 1,015 units and various community facilities, ranging from three basement levels to 24 above-ground floors. The total construction cost is 414.7 billion won.
This district borders the 660,000-square-meter Northern Seoul Dream Forest to the north and is close to Odong Neighborhood Park to the south, offering a pleasant natural environment. The area also boasts excellent transportation, with Mia Sageori Station on Subway Line 4 located within a one-kilometer radius. Additionally, the new Changmun Girls’ High School Station (tentative name) on the Dongbuk Line is scheduled to open in 2027 nearby, which is expected to further improve transportation conditions. The district also offers easy access to the Naebu Expressway and the Bukbu Expressway, allowing convenient travel throughout Seoul and the greater metropolitan area. Lotte Department Store Mia Branch is also nearby.

To create a signature residential complex in Gangbuk-gu, Lotte Construction proposed a differentiated exterior design featuring curtain wall looks and a signature gate. The company also introduced '+IDEA,' an innovative design plan to enhance space utilization, residential convenience, and product value.
The Mia 4-1 District residential reconstruction and maintenance project was selected as a candidate site for Seoul’s Fast-Track Integrated Planning in 2021. In 2024, the project’s business feasibility was improved through an official announcement of changes to the maintenance plan, which included an upgrade in land use zoning and adjustments to public contributions. Going forward, the project will proceed with integrated reviews and approvals for project implementation and other administrative procedures.
A representative from Lotte Construction stated, "We have incorporated our accumulated construction expertise into the Mia 4-1 District residential reconstruction and maintenance project," adding, "We aim to complete a landmark complex in Gangbuk-gu and deliver innovative residential value."
Meanwhile, with this contract, Lotte Construction has recorded a total of 3.3668 trillion won in orders for urban maintenance projects this year. Starting with the Shin Yongsan Station North Zone 1 project in Yongsan-gu, Seoul, in January, the company has continued to secure major redevelopment and reconstruction projects across the country, including Sanggye 5 District in Nowon-gu, Seoul; Yeonsan 5 District in Yeonje-gu, Busan; Guun 1 District in Gwonseon-gu, Suwon; Gaya 4 District in Busanjin-gu, Busan; and Garak 1st Hyundai Apartments in Songpa-gu, Seoul.
