Hyundai Terra Tower Sema Station
On November 28, Hyundai Engineering announced that it is currently selling units in the Hyundai Terra Tower Sema Station (see perspective view), a knowledge industry center being constructed in Segyo District 1, Osan City. Located in Block 7 of the self-sufficient facility site in Segyo District 1, which is within the vicinity of Sema Station on Subway Line 1, the building will have three underground floors and thirteen above-ground floors, with a total floor area of 115,000 square meters. By product type, there are 460 manufacturing-type workspaces, making up the largest portion. There are also 45 research-type knowledge industry center units and 94 office-type knowledge industry center units.
The site is within walking distance of Sema Station and is also close to National Route 1 and the North Osan Interchange of the Second Capital Region Ring Expressway. The GTX-A Dongtan Station and GTX-C Suwon Station and Osan Station (scheduled to open in 2028) are also planned for future operation. The Indeogwon Line (scheduled to open in 2029) and the extension of the Bundang Line, included in the Fourth National Rail Network Construction Plan, will also pass nearby. The surrounding area features Osan Jukmiryeong Peace Park, the UN Forces Memorial Park, as well as large supermarkets, outlets, and hospitals in close proximity.
Various industrial complexes are also nearby, including the Pyeongtaek Jinwi General Industrial Complex, which houses the LG cluster such as LG Electronics Digital Park and LG Innotek, as well as Samsung Electronics' Suwon, Giheung, and Hwaseong plants, and the Dongtan Technovalley.
There are also major development projects in the surrounding area. Osan City is leveraging its geographical advantage as the central location connecting Hwaseong (Dongtan), Pyeongtaek, and Yongin to transform itself into a semiconductor industry city as part of the Southern Gyeonggi Semiconductor Cluster. The Namsa-eup area of Yongin is expected to become the world's largest "advanced system semiconductor cluster," based on Samsung Electronics' investment plan of 360 trillion won.
Segyo District 3 has been designated as a candidate site for new residential land. The government has announced plans to develop it as a self-sufficient "Connect City" with strengthened support functions for research and development and work in the semiconductor industry, aiming to supply 31,000 housing units. Together with Segyo Districts 1 and 2, a large-scale residential area totaling 65,000 units is expected to be formed.
This complex features a design optimized for logistics movement. It incorporates drive-in and door-to-door systems, as well as 5-ton freight elevators, to enhance vehicle movement and loading/unloading convenience. The ramp width has been increased, and a high-load floor design has been applied. The standard floor-to-ceiling height is 5.4 meters, with a maximum of 6.5 meters. Except for some areas, there are balcony service spaces. Meeting and lounge areas, fitness facilities, and break rooms on each floor will also be included.
