In the real estate market, "triple school district" complexes, where elementary, middle, and high schools are all within walking distance, are emerging as a key factor for success. Clear demand for strong educational environments is driving up competition rates in the subscription market, and this is clearly translating into price premiums after move-in.
School district apartments have long been considered prime locations that determine the quality of children's education. Now, with elementary, middle, and high schools all within walking distance, triple school district complexes not only significantly reduce the burden of commuting for parents, but also offer enhanced safety and convenience, making them highly popular. When such complexes are surrounded by private academies, libraries, and cultural facilities, they offer a complete educational infrastructure, further concentrating buyer preference.
In fact, recently supplied triple school district complexes have continued to record double-digit competition rates in subscriptions. For example, "Pyeongtaek Godeok A48 Block Geumseong Baekjo Yemiji," introduced in the Pyeongtaek Godeok Internationalization Planning District in June, recorded a top competition rate of 25.33 to 1 for first-priority applicants in the local area, quickly completing contracts due to high popularity. Its proximity to a site planned for an international school, as well as Hambak Elementary School, Haechang Elementary and Middle School, and a private academy district within a 500-meter radius, has raised expectations for a safe educational environment, contributing to its strong appeal.
Triple school district complexes are also seeing clear price increases. In Yongin, Gyeonggi Province, "Giheung The Sharp Prime View," with Sanyang Elementary School, Gugal Middle School, Singal Middle School, and Giheung High School all within 300 meters, saw an 84.54-square-meter unit sell for a record 800 million won in July. Compared to June last year, when a unit of the same size sold for 760 million won, this represents a 40 million won increase in just one year.
Similarly, in Hanam, Gyeonggi Province, an 84.97-square-meter unit in "Misa Gangbyeon River Nine" was sold for 890 million won in February this year and then for 945 million won in August, marking a 55 million won increase in just six months. This apartment not only includes Misa Gangbyeon Elementary School within the complex, but also has Misa Gangbyeon Middle and High Schools located directly across the street.
An industry insider stated, "As the perception spreads that the educational environment directly determines home values, school district complexes are being recognized as safe assets that retain their value even during downturns. In particular, complexes with all three school levels nearby are highly preferred, ensuring abundant demand and active transactions, which makes continued stable price growth highly likely."
With new triple school district complexes about to be launched, buyer interest is intensifying.
Geumseong Baekjo will begin first-priority subscriptions today for "Anseong Ayang Geumseong Baekjo Yemiji," located in the Ayang residential district of Anseong, Gyeonggi Province. The complex will be built on Block B2 of the Ayang Residential Development District, with 8 buildings ranging from one basement level to 25 above-ground floors, all 84 square meters in size, totaling 657 units. With Baekseong Elementary School, Anseong Middle School (scheduled to relocate by 2027), and a planned high school site all nearby, the complex offers a triple school district location where students can walk to all three school levels. The proximity of Ayang Library and a private academy district further optimizes the environment for children's education. Within a 1-kilometer radius, there are various amenities such as Emart, Hanaro Mart, CGV, and Gyeonggi Provincial Medical Center Anseong Hospital, and the central commercial district is also within walking distance, making daily life convenient.
Hyundai Engineering & Construction is also starting first-priority subscriptions today for "Hillstate Sajik Asiad" in Dongnae-gu, Busan. This complex, part of the Sajik 1-6 District reconstruction project, will feature 10 buildings from 3 basement levels to 35 floors above ground, with units ranging from 50 to 121 square meters, totaling 1,068 units, of which 302 will be offered to the general public. With Sajik Elementary School, Dalbuk Elementary School, Oncheon Middle School, and Sajik High School all nearby, the complex boasts an excellent commuting environment. Its proximity to Sajik Station, Asiad-daero, and Chungnyeol-daero, as well as the subway, ensures outstanding accessibility both within and outside the city.
