Shinhae Construction, with a 40-year track record, is rapidly emerging as a new powerhouse in the real estate development market by securing key sites in the third phase of new towns and land development districts in the Seoul metropolitan area. The company is aggressively expanding its territory by investing over 840 billion won in high-value future locations such as Guri Galmae, which is set to benefit from the opening of the GTX line; Incheon Gyeyang, which is drawing attention as the "second Pangyo"; and Namyangju Wangsuk, which boasts the largest scale among these developments.

Shinhae Construction's most notable moves are in the third-phase new towns and metropolitan land development districts. The company is mapping out development blueprints by preemptively securing sites with outstanding locations, even within core land development districts that are expected to reshape the metropolitan market.

First, the 734 residential units scheduled for supply in October 2026 at Guri Galmae Station Area S-1BL represent a flagship project that showcases Shinhae Construction's keen foresight. This area, which is effectively within Seoul's living sphere, is valued not only for its proximity to Seoul but also for its future potential as a key transportation hub in the metropolitan area. In particular, the site offers walking access to Gyeongchun Line and Byeollae Station on Subway Line 8, and is slated to benefit from the opening of the GTX-B metropolitan express railway line, making it a location with extremely high future value. Once the GTX-B line opens, travel times to core business districts in Seoul such as Seoul Station, Yeouido, and Yongsan will be dramatically reduced, positioning the area as a major transportation hub in the northeast.

Among the third-phase new towns, Incheon Gyeyang Technovalley A15BL is a prime site that Shinhae Construction successfully won and is also the fastest-moving project. The 546-unit apartment complex planned for supply in January 2028 is expected to hold high future value. With excellent access to Gyeyang IC and Bakchon Station on Incheon Subway Line 1, and equipped with job opportunities, educational facilities, and transportation infrastructure, the area is expected to attract high-income professionals, much like the case of Pangyo, ensuring strong future value.


In Namyangju Wangsuk District, which is being developed on the largest scale among third-phase new towns, Shinhae Construction has secured the central B-11BL site and plans to supply 974 units in April 2029. The site boasts superb residential conditions, being adjacent to kindergarten, elementary, and middle school sites, as well as parkland. The area is also set to benefit from improved transportation infrastructure, with the planned GTX-B Wangsuk Station (tentative name) and the Gangdong-Hanam-Namyangju Line (Line 9 extension) on the horizon.


Confidence Rooted in Success with Daegu's 49-Story Landmark

This aggressive investment strategy is backed by confidence built through successful past projects. In April 2024, Shinhae Construction demonstrated its capabilities as a developer with the completion of "Daegu Opera Switzen" (929 units). The project was praised for elevating residential quality through innovative design features such as 2.45-meter-high ceilings and floor-to-ceiling glass balconies in the landmark complex, which reached up to 49 stories.


Currently, the company is also gaining experience in metropolitan area development with the "Pyeongtaek Brain City Daekwang Rozevian Grand Centum" project in Pyeongtaek Brain City, which comprises 1,182 units and is scheduled for occupancy in January 2027.


Market observers note that Shinhae Construction has firmly established itself as a developer with both expertise and development capabilities, moving beyond simple construction contracts to successfully execute a series of development projects.
