Yubora Sincheon Maegok, constructed by Bando Construction on Chansaem 1-gil in Buk-gu, Ulsan Metropolitan City, is attracting attention as a residential complex that is temporarily excluded from the housing count when calculating capital gains tax and comprehensive real estate tax (for units of 85 square meters or less). This complex consists of five apartment buildings with a total of 352 units, ranging from 64 square meters, 84A/B/C square meters, to 117 square meters, spanning from two basement floors to 24 above-ground floors. The complex received its occupancy approval in June and completed its preservation registration in August.
According to the "Restriction of Special Taxation Act" implemented in July, buyers of unsold homes in non-metropolitan areas with exclusive areas of 85 square meters or less, after completion, will have these homes excluded from the housing count when calculating capital gains tax and comprehensive real estate tax. This allows them to benefit from the single-homeowner tax exemption until the end of 2025. In addition, the "Local Core Construction Investment Reinforcement Plan" announced in August includes an extension of this special exemption period for unsold homes in non-metropolitan areas from 2025 to 2026.
Yubora Sincheon Maegok has eased the financial burden on consumers by offering various contract benefits such as discounted sale prices, a 5 million won down payment (first installment/partial payment), free system air conditioners for all units (living room and master bedroom), and free options for select units. Buyers can also view the completed apartments before making a decision and move in immediately.
Yubora Sincheon Maegok is a park-style complex with no cars on the ground level, featuring wide spacing between buildings to protect residents' privacy and a south-facing layout to enhance comfort. The complex also offers ample parking space, with 1.6 spaces per unit for added convenience. Residents can enjoy a variety of community amenities focused on health and daily life, including a fitness center, Mom's Station, GX room, children's playground, indoor golf practice range, and an on-site daycare center. The interiors of the apartments are efficiently designed with features such as 4-bay layouts (for select units), dressing rooms, pantries, and entrance storage, providing abundant storage space.
Yubora Sincheon Maegok boasts excellent transportation, with quick access to major roads such as Saneop-ro, Iye-ro, Autovalley-ro, and National Route 7, offering a convenient commute between work and home. Additionally, new infrastructure such as the Nongso-Oedong National Highway, Ulsan Outer Ring Road, and Buk-Ulsan Station on the Donghae Line metropolitan railway are planned for the Buk-gu area, which is expected to further improve transportation in the future.
The complex also benefits from a rich living infrastructure. Located right in front of the central commercial district of Wow City, residents have easy access to amenities such as CGV, Homeplus, hospitals, and clinics. They can also enjoy a healing lifestyle close to nature, with Maegokcheon, Dongcheongang Riverside Park, and Buk-gu National Sports Center nearby. In addition, Sincheon Elementary School, Maegok Middle School, and Maegok High School are within walking distance, and there are many private academies in the vicinity.
The sales promotion center for Yubora Sincheon Maegok is located in the commercial area within the Yubora Sincheon Maegok apartment complex in Sincheon-dong, Buk-gu.
