- First Large Construction Company Brand Apartment in 12 Years in Sajik-dong
- New Supply After 3 Years Draws Attention to "Hillstate Sajik Asiad" in Prime Sajik-dong Location
The first "Hillstate" apartment complex will be supplied in Sajik-dong, Dongnae-gu, Busan. This is the first new apartment sale in Sajik-dong in three years, and the first large construction company brand apartment to be supplied in 12 years since 2013, which is drawing even greater attention from potential buyers.
Sajik-dong is considered one of the representative residential areas in Busan. Numerous elementary, middle, and high schools are located throughout the area, allowing children to walk to school. Major cultural and sports facilities such as the Busan Sajik Sports Complex and Busan Asiad Main Stadium are also nearby, making it convenient to enjoy leisure activities. Well-developed commercial facilities around the stadium further enhance living convenience, and Sajik Station on Busan Subway Line 3 provides easy access throughout the city, which is another reason for its popularity.
On the other hand, the supply of new apartments has not kept pace with demand. According to data from Real Estate R114 on August 29, approximately 67.56% (9,033 households) of the total apartments (13,370 households) in Sajik-dong are over 10 years old. This means that two out of every three apartments in Sajik-dong have been completed for more than 10 years.
The supply of newly built apartments has also been insufficient. Over the past five years (2020-2024), only 181 new apartment units were sold in Sajik-dong, accounting for about 3.68% of the total 4,915 units sold in Dongnae-gu during the same period. As a result, industry insiders predict that there will be strong demand for new apartment sales in Sajik-dong, including those looking to upgrade to newer properties.
In particular, brand apartments by large construction companies are expected to see even higher demand due to their rarity. There has been no supply of apartments by major construction companies in Sajik-dong since the sale of "Sajik Lotte Castle The Classic" in 2013 (which began occupancy in January 2017).
This scarcity has also affected sale prices. According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, an 84-square-meter unit in this complex was sold for 1.06 billion won in July this year. This is an increase of 140 million won compared to the sale price of 920 million won in the same month last year.
In this context, Hyundai Engineering & Construction has announced plans to supply new apartments in Sajik-dong, Dongnae-gu, Busan, attracting significant attention from potential buyers. In September, Hyundai Engineering & Construction plans to launch sales for "Hillstate Sajik Asiad" through the Sajik 1-6 District Reconstruction and Maintenance Project in Sajik 2-dong, Dongnae-gu, Busan.
This complex will consist of 10 buildings with three basement levels and 35 above-ground floors, offering a total of 1,068 units ranging from 50 to 121 square meters of exclusive area under the "Hillstate" brand. Of these, 302 units, excluding those allocated to association members, will be available for general sale.
The complex is located in a prime area of Sajik-dong, boasting excellent educational conditions and living infrastructure. Within a 300-meter radius are Sajik Elementary School, Oncheon Middle School, and Sajik High School, making it possible for students to walk to school. The area is also home to a concentration of prestigious private academies, ensuring a superior educational environment. Additionally, large-scale convenience and leisure facilities such as Homeplus, the commercial area near the station, Sajik Baseball Stadium, and Semisan are close by, making daily life convenient and allowing residents to enjoy a pleasant natural environment. The complex will also feature Hyundai Engineering & Construction's floor noise reduction technology, "H Silence Home," providing an even more comfortable living environment.
The transportation environment is also excellent. Sajik Station on Busan Subway Line 3, as well as major arterial roads such as Asiad-daero and Chungnyeol-daero, are nearby, providing outstanding accessibility both within and outside the city. The area is equipped with a comprehensive transportation network, allowing for quick travel not only to major areas of Busan but also to adjacent suburban regions.
Furthermore, this complex will be the first "Hillstate" brand apartment in Sajik-dong. The "Hillstate" brand by Hyundai Engineering & Construction has won numerous awards, including first place in the 2024 Best Apartment Brand by Real Estate R114, first place in the apartment and smart home service categories of the 2024 Korea Standard Association Premium Brand Index, and first place in the apartment category of the 2024 Korea Brand Star.
In particular, in the apartment brand reputation survey announced by the Corporate Reputation Research Institute, "Hillstate" has ranked first in apartment brand reputation index for 76 consecutive months (from April 2019 to July 2025), solidifying its value as a leading industry brand and raising expectations for a high brand premium.
An industry insider stated, "Sajik-dong is experiencing high demand for new apartment sales due to the shortage of newly built apartments despite its excellent residential location. As 'Hillstate Sajik Asiad' is the first large-scale brand complex supplied by Hyundai Engineering & Construction in Sajik-dong, it is expected to be highly popular thanks to its brand premium and high future value."
Meanwhile, the Hillstate Sajik Asiad model house will be located in Mangmi-dong, Suyeong-gu, Busan.
