POSCO E&C: "To Develop as the Landmark Complex of Gimhae Shingmun District"
POSCO E&C will open the model home for "The Sharp Shingmun Greenity Phase 2," which is being developed in the Shingmun 1 District urban development zone in Shingmun-dong, Gimhae, Gyeongnam, on August 29, officially starting sales.
This complex will consist of six buildings, ranging from two basement levels to 29 above-ground floors, totaling 695 units. The exclusive area ranges from 84 to 93 square meters. There will be 452 units of 84㎡A, 139 units of 84㎡B, 74 units of 84㎡C, and 30 units of 93㎡, focusing mainly on the mid-to-large size types that are highly preferred by buyers. Applications will open with a special supply on September 8, followed by the first-priority application on September 9 and the second-priority application on September 10.
The sales conditions are also noteworthy. Regardless of home ownership or household member status, residents of Gyeongnam, Busan, and Ulsan are eligible to apply as first-priority. There are no restrictions on winning multiple times, no mandatory residence period, and no resale restrictions. The fixed contract deposit of 5 million won also helps lower the initial financial burden.
Notably, Phase 2 has enhanced its product appeal by reflecting buyer feedback from the first phase. All units are primarily south-facing and feature glass railings for a greater sense of openness. All 84㎡ types include an extra room, expanded entrance storage, expanded dressing room, and larger kitchen windows. The 93㎡ units feature an open balcony design to maximize views. The complex will also offer a variety of community facilities, including a sports zone with screen golf, table tennis, and a fitness center, as well as an education zone with a study room and a small library.
The living infrastructure is another strength. The Shingmun District, which is being developed alongside Jangyu and Yulha Districts, is expected to grow to the scale of a new city once the Jangyumugye District and Gimhae Tourism & Distribution Complex projects are completed. Lotte Water Park, Garden Park, large supermarkets, movie theaters, and hospitals are located nearby, and the educational environment is excellent with Shingmun 1 District Elementary School scheduled to open in September 2027, as well as nearby middle and high schools and a municipal library.
The transportation network is also being improved. Residents can enjoy the amenities of Jangyu New Town via Jangyuro and Mugyero, and have excellent access to Jangyu IC and West Gimhae IC. Once the Bujeon-Masan double-track railway opens at Jangyu Station, it will be possible to reach Busan, Ulsan, and Gyeongnam within an hour.
A POSCO E&C representative stated, "The Sharp Shingmun Greenity Phase 2 is a key complex that will complete the largest brand town within Gimhae's Shingmun District, following the already recognized location and product appeal of Phase 1. In particular, we expect strong interest from buyers thanks to upgraded designs such as larger kitchen windows and open balconies."
The model home for "The Sharp Shingmun Greenity Phase 2" will be located in the Daecheong-dong area of Gimhae. Move-in is scheduled for July 2028.
