The final announcement has been made for the revised maintenance plan of the Baeksa Village redevelopment project, a representative hillside neighborhood in Seoul. According to Seoul City, the plan is to begin construction in the second half of this year and complete the project in the first half of 2029.


As of August 21, the city stated that Baeksa Village, located at 30-3 Junggye-bon-dong, Nowon-gu, will be developed into a residential complex consisting of 26 buildings ranging from four basement levels to 35 above-ground floors, totaling 3,178 housing units. This is an increase of 741 units from the original plan of 2,437 units.


Of the total, 2,613 units will be for sale. Among these, 1,260 units will be allocated to landowners and other stakeholders, while 1,353 units will be offered for general sale. There will be 566 rental units. Of these, 200 will be provided to tenants who applied for rental housing after being displaced by demolition within the redevelopment zone, and the remaining units will be supplied to tenants displaced by other redevelopment projects within Seoul.


Baeksa Village is located in Nowon-gu, at the foot of Bulamsan Mountain, which marks the boundary between Seoul and Gyeonggi Province. The name Baeksa (104) Village originates from the former address, San 104, where the residential area was established. In the 1960s and 1970s, the government relocated residents of unauthorized settlements to boundary areas between Seoul and Gyeonggi Province, leading to the formation of Baeksa Village. After being designated as a redevelopment maintenance area in 2009, the project faced several challenges, including changes in project operators, resulting in a 16-year delay.


The city plans to prioritize harmony with the surrounding natural environment, such as Bulamsan Mountain, and residential convenience in the redevelopment. Unique and differentiated complex designs have been applied with consideration for the urban landscape.


Additionally, a social mix (a combination of for-sale and rental housing) will be introduced. This approach aims to reduce class segregation and discrimination, decrease psychological distance among residents, and promote social integration and improved residential welfare.


The city intends to begin full-scale construction in the second half of the year, targeting completion in the first half of 2029. Currently, the resident relocation process is underway, with 98% completed and final moves expected to be finished by next month. The demolition process is scheduled for completion by November, with approximately 65% progress achieved so far.


Choi Jinseok, Director of Housing at Seoul City, stated, "We will do our utmost to ensure the successful completion of the Baeksa Village redevelopment project and to accelerate housing supply through swift project execution."
