A new premium residential complex located in a prime transit zone in Incheon is about to be launched, drawing significant attention. In particular, the combination of its ultra-prime location and major transportation developments such as KTX and GTX is expected to further enhance its residential value.


The dense network of metropolitan subway lines in the Seoul metropolitan area allows for easy and quick access to virtually any destination. Additionally, residential convenience is heightened as abundant infrastructure is often developed around subway stations. Thanks to these advantages, apartments near subway stations in the metropolitan area are more popular than general apartments.


According to the Korea Real Estate Board and Real Estate R114, the average competition rate for apartment subscriptions in the metropolitan area last year was 18.67 to 1. Notably, apartments located within a 500-meter radius of subway stations recorded a subscription competition rate of 52.4 to 1, which is about three times higher than the overall average.


When favorable transportation developments are added, residential value increases even further. This is because there is an expectation of enjoying even more advanced transportation infrastructure in these prime locations. The GTX and KTX lines are prime examples. In fact, areas near subway stations that are also set to benefit from major transportation projects have continued to see significant increases in housing prices.


According to transaction data from the Ministry of Land, Infrastructure and Transport, in Songdo, Incheon, an 84㎡ unit in "Songdo The Sharp Park Avenue," located right next to Incheon National University Station on Subway Line 1, which is expected to benefit from the GTX-B line, was sold for 1.26 billion won (32nd floor) in June 2025. In February of the same year, a unit in the same complex (39th floor) was sold for 1.19 billion won. This represents an increase of 70 million won in less than half a year.


Similarly, in Dongtan New Town, an 84㎡ unit in "Dongtan Station Hanwha Kumegreen Prestige," located right next to Dongtan Station where GTX-A and SRT operate, was sold for 1.245 billion won (22nd floor) in July 2025, up 67 million won from 1.178 billion won (25th floor) in February.


Real estate experts explained, "Apartments near subway stations, where 'transportation'-considered the most significant advantage in the real estate market-is guaranteed, have high scarcity value due to their limited locations. Based on their high residential preference, they also offer excellent liquidity, making them absolutely advantageous in terms of future price increases."

Amid this, a mixed-use residential complex in a prime transit zone in Sinheung-dong, Jung-gu, Incheon, is set to be launched in September, generating buzz. The project is "Sungui Station Raon Private Skyve" by Raon Construction.


"Sungui Station Raon Private Skyve" is located approximately a 5-minute walk from Sungui Station, offering direct access to major metropolitan areas such as Gangnam in Seoul, Suwon, and Seongnam without transfers. In addition, KTX service from Incheon is scheduled to begin at Songdo Station, two stops from Sungui Station, in 2026. Furthermore, the GTX-B line, which will connect Songdo in Incheon to Seoul Station and Cheongnyangni Station, is also being promoted. The complex is also conveniently located near the Second Metropolitan Beltway and Gyeongin Expressway, making car travel easy as well.


This complex is located in Sinheung-dong, Jung-gu, Incheon, and will consist of four buildings ranging from five basement levels to 41 above-ground floors. Of the total 440 apartment units (exclusive areas of 59㎡ and 84㎡), 170 units will be available for general sale. The officetel section will feature 168 units with an exclusive area of 44㎡.

The educational environment is also noteworthy. "Sungui Station Raon Private Skyve" is located within 100 meters of Shingwang Elementary School. In addition, various schools such as Songdo Middle School, Sinheung Middle School, Kwangsung Middle and High School, and Incheon Central Girls' High School are within walking distance, providing a safe environment for students to commute to school.


The living infrastructure is also abundant. Near "Sungui Station Raon Private Skyve," there are major retail facilities such as E-Mart and Homeplus, as well as public institutions including the Administrative Welfare Center, Jung-gu Office, and Incheon Tax Office. Notably, Inha University Hospital is located within a 10-minute walk, providing access to quality medical services. Within a 1.5 km radius of the complex, there are also ample green spaces such as Incheon Customs History Park and Jayu Park, as well as sports and cultural facilities like Incheon City Doweon Gymnasium and Incheon Football Stadium.


The future value driven by large-scale development projects is also anticipated. The "Jemulpo Renaissance Complex Development Project," centered around Incheon Inner Port next to the complex, is a representative example.


The "Jemulpo Renaissance Complex Development Project" is planned to be carried out in three phases by 2040. Incheon City expects this area to be transformed into a future-oriented city through four types of integrated development: old downtown, cultural tourism, industrial economy, and inner port development. The core of this project, the "Incheon Port Inner Port 1 and 8 Wharf Redevelopment Project," is particularly noteworthy. The plan is to develop residential, commercial, and cultural complex facilities on approximately 429,000㎡ of land at the 1 and 8 wharfs by 2028, with the aim of establishing this area as a representative marine urban space in Incheon.


The outstanding product quality also stands out. "Sungui Station Raon Private Skyve" will be built up to 41 stories high, offering open views. In particular, some units will enjoy stunning ocean views centered around Incheon Inner Port, which is considered highly valuable due to the rarity of ocean-view properties in the metropolitan area.


The model home for "Sungui Station Raon Private Skyve" will be set up in the Guwol-dong area of Namdong-gu, Incheon.
