Busan Pre-sale Prices Soar... First-Come, First-Served Sales for Rational Brand Complex 'Define Gwang-an' Underway

Apartment pre-sale prices continue to rise due to high inflation and a strong exchange rate. Not only in the Seoul metropolitan area but also in regional cities?especially Busan?the rate of increase remains high. As a result, brand-name apartments with pre-determined prices are drawing renewed attention.


According to the Housing and Urban Guarantee Corporation (HUG), as of June 2025, the average pre-sale price per 3.3 square meters for private apartments in the Seoul metropolitan area has risen by nearly 8% compared to the previous year. With the era of high inflation, labor and construction costs have continued to rise, leading to ongoing increases in pre-sale prices.


Busan stands out as a representative region with high pre-sale prices among regional cities. As of June 2025, the pre-sale price for private apartments in Busan is the highest among all metropolitan cities. The pre-sale price index for Busan is also among the highest nationwide.


Recently, the pace of apartment pre-sale price increases in Busan has accelerated. For new mixed-use complexes being launched in Busan this summer, the pre-sale price per 3.3 square meters is expected to exceed 50 million KRW. In fact, a mixed-use complex supplied by Company L in Haeundae, Busan, has set a pre-sale price of 44 million KRW per 3.3 square meters. Another mixed-use complex from Company S, scheduled to launch in Namcheon-dong in the same month, is estimated to be priced even higher, at around 52 million KRW per 3.3 square meters.


Real estate experts explain, "Due to high inflation, construction and labor costs have risen sharply, which has led to higher pre-sale prices. Once pre-sale prices go up, they rarely come down. Therefore, the high pre-sale prices set for new complexes in Busan are likely to persist for the time being. In this trend, apartments with prices already fixed last year could be a rational choice for homebuyers."

Against this backdrop, attention is turning to 'Define Gwang-an,' a large-scale brand apartment complex by SK Ecoplant in Gwang-an-dong, Suyeong-gu, Busan.


'Define Gwang-an' is the first pre-sale project for SK Ecoplant's premium brand 'Define.' Located in Gwang-an-dong, Suyeong-gu, Busan, the complex consists of 10 buildings with 2 basement floors and 31 above-ground floors, totaling 1,233 units. Some unit types are currently available for first-come, first-served contracts.


'Define Gwang-an' was launched in October 2024 with a pre-sale price of about 33.7 million KRW per 3.3 square meters. This is at least 10 million KRW to nearly 20 million KRW cheaper per 3.3 square meters than the new mixed-use complexes currently being launched. As a result, it is seen as a rational alternative for homebuyers and is also expected to offer greater potential for future price appreciation.


The complex also offers a range of financial benefits to enhance its competitiveness. A fixed contract deposit of 20 million KRW is applied, and after paying the deposit, there is no additional payment required until move-in. Other exceptional incentives include interest-free intermediate payments and free balcony expansion.

Define Gwang-an also stands out for its superior product quality compared to mixed-use complexes. The complex maximizes residential comfort with various landscaping features and children's playgrounds. This layout is not possible in mixed-use complexes, which typically have high building coverage ratios. In such complexes, most ground-level space is occupied by commercial entrances and underground parking access, making it virtually impossible to create landscaped areas for residents.


Looking at the special features of Define Gwang-an in detail, the complex includes the 'Green Ciel Foret,' a step-style garden for leisurely daily life, the 'Gallery Garden' along public walkways, and 'The Cozy Garden' at the parking entrance?offering stylish landscaping and a variety of gardens for added distinction. In addition, a children's water playground and fitness facilities are located nearby, further boosting residents' satisfaction. The complex also enjoys abundant green spaces centered around Geumryeonsan and Hwangnyeongsan mountains, providing scenic natural views.
