Starfield Cheongna Accelerates Development with 600 Billion KRW Investment... 'Prugio Starcella49' Emerges as Beneficiary

'Starfield Cheongna,' a key development site in the northwestern Seoul metropolitan area, recently secured an investment of 600 billion KRW, accelerating its development. As a result, 'Prugio Starcella49,' located directly in front of Starfield Cheongna, is emerging as the biggest beneficiary of this project.


On July 8, Shinsegae Property announced that it had signed a large-scale investment agreement for the development of Starfield Cheongna with Hana Financial Group, Bain Capital, and others, and had begun structural construction. Starfield Cheongna will be a massive integrated cultural complex, consisting of three basement levels and six above-ground floors. It will feature a professional baseball dome stadium with a capacity of 23,000 seats, a shopping mall, a hotel, a performance hall, a swimming pool, and exhibition spaces. The target for completion is the end of 2027, with the opening scheduled for 2028.


An industry insider explained, "This 600 billion KRW investment signals that the development of Starfield Cheongna is on track. With such large-scale funding, expectations for a rise in local value are growing. 'Prugio Starcella49,' located right in front, stands to benefit the most directly from the Starfield development."


'Prugio Starcella49' is drawing even greater attention as it is situated at the heart of the new Cheongna Rich Zone, which boasts not only the Starfield Cheongna dome stadium but also major development projects and abundant infrastructure such as Seoul Asan Hospital Cheongna, Hana Financial Town, and Bears Best Cheongna GC.


The Cheongna Medical Complex Town, expected to generate approximately 5,300 direct jobs, is nearby, providing easy access to advanced medical services and attracting potential demand. Within the Cheongna Medical Complex Town, Seoul Asan Hospital plans to begin construction this year on 'Seoul Asan Hospital Cheongna,' which will have about 800 beds. Research institutes from KAIST and Harvard Medical School (MGH) are also scheduled to move in.


Hana Financial Town, which is evolving into a global financial hub, is located adjacent to the site. The first phase integrated data center was completed in 2017, and currently employs around 1,800 staff. The second phase, Hana Global Campus, was completed in 2019. The third phase, the headquarters, began construction in 2022. Upon completion, six Hana Financial Group companies?Hana Bank, Hana Card, Hana Financial Investment, Hana Life, Hana Insurance, and Hana Financial Group Holdings?will move in, with approximately 2,800 financial professionals expected to work there.


Transportation is convenient to Incheon, Seoul, and other metropolitan areas via the Airport Railroad Cheongna International City Station, the Second Capital Area Ring Expressway, and the Incheon International Airport Expressway. Notably, Cheongna International City Station is currently under construction for the Line 7 extension (scheduled to open in 2027), and plans for direct connection between the Airport Railroad and Seoul Subway Line 9 are underway, which will improve access to Yeouido and Gangnam. The Third Link Bridge connecting Cheongna International City and Yeongjong International City is scheduled to open at the end of this year.


In January, the preliminary feasibility study for the extension and undergrounding of the Gyeongin Expressway was approved, further improving transportation conditions. The Gyeongin Expressway undergrounding project will create a 15.3 km underground section connecting Cheongna-dong in Seo-gu, Incheon, and Sinwol-dong in Yangcheon-gu, Seoul. The Ministry of Land, Infrastructure and Transport expects that, upon completion, travel time between Incheon Cheongna District and Yeouido will be reduced from 40 minutes to 23 minutes.


Asia's largest Costco Cheongna is also nearby, offering the advantages of a multi-mall zone. Dalton Foreign School and a new elementary school planned within the Medical Complex Town provide excellent educational conditions. Bears Best Cheongna GC, Gongchon Retention Basin Sports Facilities, Arabitseom, Jeongseojin Square, and Cheongna Beach Park are all close by, ensuring a pleasant residential environment with various parks and sports facilities.


A sales representative stated, "As the development of Starfield Cheongna accelerates, inquiries about 'Prugio Starcella49' are steadily increasing. With major development projects, abundant living infrastructure, and excellent transportation networks, this is a prime location that will appeal to both end-users and investors."


'Prugio Starcella49' is located at C18BL, Cheongna International City, Seo-gu, Incheon, and consists of two buildings with five basement levels and 49 above-ground floors, totaling 522 units. By exclusive area, there are 174 units of 114㎡, 174 units of 118㎡, and 174 units of 119㎡.


Currently, unsold units are available for contract on a first-come, first-served basis with designated building and unit numbers. The contract terms are 5% down payment, 60% interim payment, and 35% balance, with a fixed first down payment of 5 million KRW. Interest-free interim payment benefits are offered to reduce the financial burden.


The sales office (officetel exhibition hall) is located in Cheongna-dong, Seo-gu, Incheon, and the expected move-in date is December 2027.
