New Apartment to Be Supplied in Gunpo Amid "Eoljuksin" Trend and High Proportion of Aging Homes

- New Residential Complexes Show Strong Performance in Areas with High Proportion of Apartments Over 20 Years Old
- Daeyami Station Kumkang Pentarium Lakeforet Scheduled for Supply in July

New Apartment to Be Supplied in Gunpo Amid "Eoljuksin" Trend and High Proportion of Aging Homes

There is growing interest in newly supplied residential complexes in the real estate market. This is because these new developments offer superior residential convenience, featuring specialized designs, landscaping, community facilities, and advanced systems that are rarely found in older apartment complexes, thus attracting the attention of potential buyers.


In particular, amid the recent so-called "Eoljuksin" trend?referring to the preference for new construction even in cold weather?new residential complexes supplied in areas with a high proportion of aging homes are proving popular. This is evidenced by high subscription competition rates, as demand from those waiting to buy in established city centers combines with demand from existing apartment residents looking to upgrade to new properties.


For example, in January of this year, POSCO E&C's "The Sharp Lavionde" supplied in Jungnoson-dong, Jeonju, attracted 21,816 applicants, recording an average competition rate of 26 to 1, and sold out all units in a short period of time.


According to Real Estate R114, Jeonju, where this complex is located, has over 110,000 apartments that are more than 20 years old, with the proportion of aging apartments reaching 60.1%. In this context, the introduction of a new complex in a favorable location drew significant interest from those wishing to move from older to newer apartments, resulting in a complete sellout.


A real estate expert stated, "While the supply of new apartments has recently decreased, there is still sufficient demand from those wishing to move to new apartments within their current neighborhoods. In fact, it is not difficult to find examples of new complexes supplied in areas with a high proportion of aging apartments achieving excellent results in the sales market. Therefore, it would be wise to pay attention to new supply in such regions."


Amid these trends, a new apartment complex is set to be supplied in Gunpo, where the proportion of aging apartments reaches 76.5%.


Kumkang Housing is planning to supply "Daeyami Station Kumkang Pentarium Lakeforet" in Block B1 of the Gunpodaeyami Public Housing District. This complex will consist of five buildings, with two basement levels and up to 27 floors, totaling 502 units, of which 452 units will be available for general sale.


In Gunpo, where the complex will be located, there are 74,661 apartment units as of this year, of which as many as 57,134 units are more than 20 years old (Source: Real Estate R114). With the proportion of aging apartments at 76.5%, there is ample demand for new apartments.


Furthermore, the Gunpodaeyami Public Housing District, where Daeyami Station Kumkang Pentarium Lakeforet will be located, is a greenbelt-released area that will be developed into a new residential town with approximately 5,000 households. Notably, since the project is being launched in a residential land development district, the pre-sale price ceiling system will be applied.


Another appealing aspect is its location in a highly sought-after area near a subway station. Residents can reach Sadang Station directly in about 30 minutes via Line 4 from Daeyami Station, which is located nearby. In addition, Geumjeong Station, which offers transfers between Line 1 and Line 4 as well as the planned GTX-C line, is just three stops away.


The complex also offers excellent proximity to major workplaces. Gunpo Integrated Logistics Center, Gunpo Jeil Industrial Complex, Uiwang ICD, and Uiwang Technopark are all within a 10-minute drive.


There are also no concerns regarding children's education. Kindergartens and elementary and middle schools are planned to be established near the project site, making it possible for children to walk to school. In addition, a national and public daycare center and a community care center for children are planned within the complex.


A sales representative stated, "Daeyami Station Kumkang Pentarium Lakeforet is the last privately sold apartment in the Gunpodaeyami Public Housing District to which the pre-sale price ceiling system will be applied. Although Gunpo has many aging apartments, there has not been much new supply due to rising material and labor costs, so those looking for new apartments should pay close attention."


The model home for Daeyami Station Kumkang Pentarium Lakeforet will be located in Bisan-dong, Dongan-gu, Anyang-si, Gyeonggi Province, and is scheduled to open in July.
