- Daegu Sees Highest Regional Apartment Sales and Sharp Drop in Unsold Units, "Isakjupgi" Demand Surges

As the number of unsold homes in the Daegu area has recently declined, expectations are rising that the real estate market may have passed its lowest point and is entering a full-fledged recovery phase. In addition, as various indicators turn positive, both end-users and quick-acting investors are actively seeking out prime properties.
Daegu recorded the largest increase in regional apartment sales transactions nationwide in the first quarter of this year. The number of apartment sales in Daegu reached 5,581, a 104.4% increase compared to the first quarter of 2022 (2,731 transactions). In particular, Suseong-gu saw a dramatic surge from 247 to 802 transactions during the same period, nearly tripling (approximately 224%) and leading the overall upward trend in Daegu. According to the 'July Apartment Supply Outlook Index' released by the Housing Industry Research Institute, Daegu's index rose by 5.2 points from the previous month to 94.7, marking three consecutive months of increase since May.
Given that Daegu has been cited as the region with the most severe real estate market downturn in recent years, this rebound is being interpreted as a clear sign of a full-fledged recovery, rather than just a simple rebound.
According to the 'May 2025 Housing Statistics' released by the Ministry of Land, Infrastructure and Transport, the number of unsold homes in Daegu stood at 8,586 units, a decrease of 497 units (5.3%) from the previous month. By district, Suseong-gu saw a reduction of 323 units compared to the previous month, accounting for 65% of the total decrease in unsold homes in Daegu, followed by Buk-gu (-63), Dalseo-gu (-49), Dong-gu (-17), and Nam-gu (-10).
Amid this atmosphere, clear signs of recovery are also being detected in the subscription market. For example, HDC Hyundai Development Company’s 'Daegu Beomeo 2nd I-Park' in Beomeo-dong, Suseong-gu, attracted 3,233 first-priority applicants for just 43 units of 84m² exclusive area, recording a high competition ratio of 75.19 to 1. This demonstrates that both end-user and investment demand are reviving simultaneously, and shows that market confidence is being restored, particularly in Suseong-gu, the heart of Daegu.
On the supply side, scarcity is also increasing. From January to May this year, Daegu recorded only 679 housing permits, a 48% decrease compared to the same period last year (1,309 units), raising concerns about a potential supply shortage in the future. In contrast, the number of monthly rental transactions increased by 12% from the previous month to 6,868, and sales transactions have consistently maintained a monthly average of around 2,300, indicating robust demand.
An industry insider stated, "The sharp decrease in unsold homes in Suseong-gu, which boasts excellent location conditions and well-developed infrastructure, means that competition to secure prime properties is intensifying. Since it is highly likely that the remaining units at existing sites will soon be completely sold out, those planning to pick up unsold units should act quickly."
Hyundai Engineering & Construction is currently selling the last remaining units of the full built-in brand apartment 'Hillstate Hwanggeum Station Reserve' in Suseong-gu, where unsold homes have been decreasing rapidly. The project consists of five buildings, from four basement floors to a maximum of 40 above-ground floors, with 337 apartments (82-83m² exclusive area) and 74 officetels.
The project is currently offering buyers unprecedented benefits, including up to a 10% discount on the sale price and free options (full built-in options worth about 100 million KRW), totaling up to approximately 200 million KRW in incentives. The contract conditions also include a risk-free guarantee, ensuring there is no risk of future disputes related to sales conditions.
Suseong-gu has established itself as one of the most preferred residential areas in Daegu, thanks to its excellent educational environment, convenient transportation network, and pleasant living conditions. Prestigious school districts have formed around Gyeongshin High School, Gyeongbuk High School, Daegu Girls' High School, and Daegu Science High School, and residents can easily access the Suseong-gu academy district as well as walk to Hwanggeum Elementary and Middle Schools.
The area offers abundant living infrastructure, with facilities such as Homeplus, Daegu Children's World (formerly Children's Hall), the National Daegu Museum, the new Suseong-gu Office (planned), and various government offices concentrated nearby. Residents can also enjoy premium eco-friendly living at Beomeo Park, Suseong Lake and Beomeo Stream, Sincheon Riverside Park, and Suseong-gu Citizen's Sports Complex.
In addition, Hwanggeum Station on Daegu Metro Line 3 is within a five-minute walk, and with the confirmed announcement of the Line 5 transfer station, the complex is expected to benefit the most. In 2030, the opening of Metro Line 4 (EXCO Line), which will connect Lines 1, 2, and 3, is also scheduled.
