'Othier Foret' by KB Real Estate Trust... First-Round Subscription Competition Peaks at 1,657 to 1

'Othier Foret' by KB Real Estate Trust... First-Round Subscription Competition Peaks at 1,657 to 1

'Othier Foret,' a new residential complex located within walking distance of Seoul Forest in Seongsu-dong, one of Seoul's high-end residential belts, achieved strong subscription results in the first-round application held on July 8. Othier Foret is a redevelopment project of Jangmi Apartment in Seongsu-dong, with KB Real Estate Trust participating as a project executor under a trust structure, and the complex completed its management disposition in just three years since 2019.


According to Korea Real Estate Board's Cheongyak Home, the first-round subscription for Othier Foret on July 8 (excluding applications from other regions) saw 24,443 applications for 40 units (excluding special supply). The most popular type was the exclusive 59㎡A, with 11,575 applicants for 15 units, while the 59㎡B type attracted 4,632 applications for 13 units. The highest competition ratio was for the 84㎡A type, with 3,314 applicants for just 2 units, resulting in a 1,657-to-1 competition ratio.


The complex also recorded a high average competition ratio of 233-to-1 in the special supply subscription held on July 7, with 11,195 applications for 48 units.


A sales representative explained, "As this is the first new supply in about eight years in Seongsu-dong, which has emerged as a high-end residential area in Seoul, there was significant interest even before the launch, especially since Seoul Forest is within walking distance and residents can enjoy a double-station area." The representative added, "The high subscription demand seems to be due to the premium quality of the Othier-branded high-end complex, as well as the fact that the 600 million won loan limit regulation from the 6·27 real estate measures does not apply to this project."


Meanwhile, Othier Foret will be built at Seongsu-dong 1-ga, Seongsu-dong, Seoul, with three buildings ranging from three basement levels to 20 above-ground floors, and a total of 287 apartment units. This is the first apartment in Seoul to feature the high-end residential brand 'Othier.'


The complex boasts a differentiated location value befitting a high-end brand. Situated within the Seoul Forest living area, residents can walk to trails, an ecological park, performance venues, and various cultural and leisure spaces. The surrounding lifestyle infrastructure is also abundant, including Atelier Street, Under Stand Avenue, Megabox, Hanyang University Hospital, and the Seongsu-dong cafe street. Numerous elementary, middle, and high schools such as Gyeongil Elementary, Gyeongdong Elementary, Gyeongil Middle, Seongsu Middle, Gyeongil High, and Seongsu High are also nearby.


The complex also stands out for its excellent transportation. As a double-station area, Seoul Forest Station on the Suin-Bundang Line and Ttukseom Station on Subway Line 2 are both within walking distance. Major arterial roads such as Gangbyeonbuk-ro and Dongbu Expressway, which provide quick access throughout Seoul, are also easily accessible.


Approximately 1 kilometer away in a straight line is the Sampo Remicon site, which is planned for a large-scale urban regeneration project combining cultural, commercial, residential, and public functions. The planned development of the Seongsu Strategic Maintenance Zone by the Seoul Metropolitan Government is also a major positive factor, with plans for the renovation of aging residential areas, improvement of the urban landscape, and expansion of infrastructure.


The complex is oriented mainly to the south to maximize sunlight and daylight, and offers a variety of floor plans from 1.5-room to 4-room layouts, allowing for a wide range of lifestyle choices. The exclusive 59A, 74, 84A, and 104㎡ types feature a 4-bay plate-type design for cross-ventilation and an open feel. Additionally, system air conditioning, induction cooktop, electric oven, and dishwasher (excluding types 39 and 49) are provided.


Within the complex, various community facilities such as a fitness center and indoor golf range will be available, along with specialized amenities like a guesthouse.


The announcement of successful applicants is scheduled for July 16 (Wednesday), with document submission from July 22 (Tuesday) to July 26 (Saturday) for five days. The contract signing period is planned for three days, from July 28 (Monday) to July 30 (Wednesday).


The expected move-in date for Othier Foret is July 2027. The model home is located on Jagok-ro in Gangnam-gu, Seoul.
