Xi with Premium Value... "Yangsan Xi Park Pellaeche" Draws Attention for First-Priority Subscription on the 4th

Leading apartment brands in South Korea are setting the pace in local real estate markets, commanding multi-billion won premiums. In particular, GS E&C's "Xi" brand is attracting significant attention in the new apartment market, thanks to its high brand preference, scarcity, and product competitiveness.


"Banpo Xi," located in Seocho-gu, Seoul, is a flagship complex symbolizing the status of the Xi brand. Even after 20 years since its completion, it remains a landmark in the area. According to the Ministry of Land, Infrastructure and Transport's actual transaction data, a 132-square-meter unit was sold for 5.65 billion won in March 2025. This represents an increase of 2.75 billion won over five years, compared to 2.9 billion won in April 2020.


"Gangseo Hangang Xi" in Gangseo-gu, Seoul, also stands out. A 127-square-meter unit was sold for 1.7 billion won in October 2024, recording a premium of approximately 1 billion won compared to the initial transaction price of 722.5 million won at the time of move-in.


These higher prices compared to other complexes are not limited to the Seoul metropolitan area but are also observed in regional cities. According to KB Real Estate, an 84-square-meter unit at "Gwanganja Xi" in Suyeong-gu, Busan, is priced at about 25.22 million won per 3.3 square meters, which is more than 25% higher than the average apartment price of 20.05 million won per 3.3 square meters in Suyeong-gu.


"Cheongju Central Xi," located in Cheongju, North Chungcheong Province, a mid-sized city outside the metropolitan area, is priced at approximately 13.38 million won per 3.3 square meters for an 84-square-meter unit, which is more than 60% higher than Cheongju's average of 8.32 million won. Similarly, "Chuncheon Park Xi" in Chuncheon, Gangwon Province, is priced at 17.03 million won per 3.3 square meters, more than 90% higher than the Chuncheon average of 8.87 million won.


The common feature among these complexes is that they are the first Xi-branded developments supplied in their respective regions. As the first supply, these complexes possess both scarcity and symbolic value, attracting high demand from buyers who have been waiting for a long time.


A real estate expert commented, "The first Xi-branded complex in a region is supplied as a premium development, thoroughly reviewed in terms of location, design, and product competitiveness. Based on differentiated value and scarcity compared to other complexes, both high preference and premium can be expected."


In Yangsan, the first Xi complex is holding its first-priority subscription on July 4, 2025, causing a stir in the local real estate market.


The project in question is "Yangsan Xi Park Pellaeche." The combination of various development benefits in the Woongsang area of Yangsan and the Xi brand premium is drawing strong interest from buyers. The complex will be built in Pyeongsan-dong, Yangsan, with six buildings ranging from two basement levels to 29 above-ground floors, offering a total of 842 mid- to large-sized units with exclusive areas of 84, 120, and 168 square meters.


GS E&C's "Xi" continues to achieve outstanding results in the industry, including winning the Korea Luxury Brand Award for 19 consecutive years, ranking first in the Global Customer Satisfaction Index (GCSI) for 19 consecutive years, being selected as a Winner at the 2025 iF Design Award, and being a Finalist at the 2024 IDEA Design Award, among other top honors in various brand awards.


The eastern Woongsang area near Yangsan Xi Park Pellaeche saw heightened expectations for the "Future City Woongsang" after Yangsan City announced a renewal plan in September 2024. Mayor Na Dongyeon personally presented implementation plans for four key sectors: transportation, administration, urban development, and environment, demonstrating strong commitment. Of particular note are the ongoing upgrade of Local Road 1028 to a national highway and the construction of the Busan-Yangsan-Ulsan metropolitan railway.


Specifically, the upgrade of Local Road 1028 to a national highway involves connecting Jujin-dong and Daeseok-ri in Sangbuk-myeon over an 8.6-kilometer section, including a 4.7-kilometer tunnel. This route is expected to alleviate traffic congestion on Local Road 60 and serve as a transportation axis connecting the east and west of Yangsan, which are currently separated by Cheonseongsan Mountain. This project is significant both administratively and in terms of urban identity.


Additionally, Pyeongsan-dong is located at the center of the highly preferred eastern Yangsan residential area, offering convenient infrastructure. Residents have easy access to Emart Traders, Woongsang Culture and Sports Center, Yangsan City Hall Woongsang Branch, the planned Eastern Administrative Town, and the Pyeongsan-dong commercial district. Pyeongsan Elementary School is within walking distance, ensuring safe commutes for students, and Woongsang Library is also nearby, providing excellent educational conditions.


The subscription schedule is as follows: first-priority applications on Friday, July 4, 2025, and second-priority applications on Monday, July 7, 2025. The winners will be announced on Friday, July 11, 2025, followed by contract signing from Tuesday, July 22, 2025, to Thursday, July 24, 2025, over three days.


The down payment is set at 5% of the total sale price, with the first installment fixed at 10 million won. Buyers are offered financial benefits such as zero interest on the entire 60% interim payment. Immediate resale is possible after full payment of the down payment (5%).


Eligibility for subscription requires that, as of the announcement date, applicants must be residents of Yangsan, Gyeongnam, Busan, or Ulsan, be at least 19 years old, have held a subscription savings account for at least six months, and meet the required deposit by region and unit size to apply for first-priority status. In addition, even those who already own a home are eligible for first-priority subscription, and there are no restrictions on repeat winners.


The model home is located in Jujin-dong.
