Discretionary Supply in Incheon at 600 Million KRW Draws Attention Amid Government Loan Regulations Actual Appearance of an Indoor Swimming Pool at a 6-Star Hotel Level

On June 27, the government held an emergency meeting to review household debt and announced measures to strengthen the management of household debt, focusing on the Seoul metropolitan area. The main points include limiting the mortgage loan amount for homes in the metropolitan area and regulated regions to 600 million KRW, and restricting the loan maturity to within 30 years.


These measures took effect immediately on June 28, the day after the announcement. However, they do not apply to cases where purchase or jeonse contracts were signed or loan applications were completed before implementation.


With the government's real estate measures effectively blocking additional home purchases for non-owner-occupiers, there are growing expectations in the market that demand for rental housing will surge and that both jeonse and monthly rent prices will rise sharply. In particular, demand is expected to concentrate on apartments priced at 900 million KRW or less in Incheon and Gyeonggi Province, areas with good accessibility to Seoul, leading to a pronounced upward trend in prices in these regions.


- Purchaseable Sale Price within Loan Limit: 600 Million KRW Range, Benefiting from the June 27 Real Estate Measures


Amid these new policies, there is growing attention to a discretionary supply of apartments in Seo-gu, Incheon, an area within the Seoul living sphere. In particular, the sale price for an 84m² exclusive-use apartment is in the 600 million KRW range, making it possible to purchase within the new loan limits, and is expected to benefit significantly from the latest measures. The housing exhibition center was crowded with visitors over the weekend.


On June 30 (Monday), DK Asia announced that it will be accepting applications for discretionary supply for 'Wanggil Station Royal Park City Prugio (New Geomdan Royal Park City II)', Incheon's first large-scale post-sale brand apartment complex.


This discretionary supply is a special allocation from the company's own holdings, available to the general public without the need for a subscription savings account, as long as the applicant is at least 19 years old. A total of 233 units are being offered, all in mid- to small-sized layouts highly preferred by end-users, with exclusive areas of 59m², 74m², and 84m².


The sale prices are attractive for real demand buyers. The 59m² and 74m² units are priced in the 500 million KRW range, while the 84m² units are in the 600 million KRW range. This is considered highly competitive, given that new apartments in Incheon and nearby Gimpo are now priced above 900 million KRW. In particular, these units benefit from the June 27 real estate measures, as they can be purchased within the new loan limits.


Applications can be submitted through the Korea Real Estate Board's 'Subscription Home' platform. Winners will be announced on July 3 (Thursday), and contracts will be signed on July 6 (Sunday).


To accommodate buyers' financial situations, move-in conditions have also been made flexible. The move-in period can be extended up to 10 months from the contract date, providing ample time to dispose of existing homes. As the complex is already completed, immediate occupancy is possible upon payment of the balance, with an early payment discount available in such cases. Only a 5% down payment of the sale price is required until move-in, minimizing the initial financial burden for buyers.


- Full-Scale Development of Eco Meta City, Advancing as Incheon's Central Mega City


Wanggil Station Royal Park City Prugio (New Geomdan Royal Park City II) is a brand mega-complex of 1,500 units, part of the second phase of Korea's first Resort Special City, which will eventually total 23,333 units. All facilities, including community amenities at a 6-star hotel level, premium landscaping and finishes, and high-end lighting design, are already completed. As the first post-sale project in Incheon, where buyers can inspect the property before purchasing, this reflects DK Asia's confidence in its product.


This complex is located at the core of the Eco Meta City development, which Incheon City began in earnest in May. The 'Eco Meta City', linking Geomdan New Town and Royal Park City, will be a mega-city of 100,000 households, 4.5 times the size of Gyeyang New Town. With the planned establishment of Geomdan District in July 2026, this project aims to transform Geomdan into the future central axis of the Seoul metropolitan area, surpassing Songdo and Cheongna.


The Handul District (560,000m², 180,000 pyeong, 4,805 units) has already been completed and occupied, while Geomdan District 3 (520,000m², 150,000 pyeong, 1,500 units) was the first in Incheon to be supplied using the post-sale method and is now finished. In addition, sales are underway for Geomdan District 5 (420,000m², 120,000 pyeong) and Wanggil District 1 (500,000m², 150,000 pyeong, 4,576 units).


- 1.2km Waterway Landscaping, National-Level Landscaping with One Million Flowers and Trees


The landscaping has been completed to a standard exceeding that of luxury complexes in Gangnam. This area breathes with one million plants, including over 80 species of trees. The French-style 'Queens Garden' and rose garden feature Korea's tallest fountain at 7 meters and a grand fountain 12 meters wide. The Italian-style 'Entry Garden' adds classical beauty with its three-tiered landscaping and symmetrical waterway structure. Residents can stroll along a 50-meter bamboo forest path, a zelkova tree path, a fringe tree path, and a maple tree path, and enjoy the tranquility of a large hackberry forest. Inspired by Villa d'Este in Tivoli, Italy, a 430-meter waterway features 100 fountains. The 1.2km perimeter trail around the complex is lined with metasequoias, grand oaks, and crape myrtles, creating a four-season garden.


The variety and abundance of trees in this apartment complex go beyond mere numbers. Large trees include pines, zelkovas, grand oaks, and hackberries transplanted from the home of the chairman of Ace Bed. Medium-sized trees such as red maples, golden euonymus, black bamboo, and camellias create a harmonious and luxurious landscape. Plants sourced from southern regions, such as fragrant olives (from Sacheon), camellias (from Tongyeong and Yeosu), red photinia (from Jinju), crape myrtles, and bamboo, are distributed throughout the complex, adding regional diversity and uniqueness. Additionally, flowers such as roses, hydrangeas, begonias, and pink velvet change the color of the complex with each season. Experience-oriented landscaping reminiscent of Everland has also been created throughout the complex.


Even Samsung C&T has, for the first time in Korea, taken full responsibility for the entire process of landscaping, from design to construction and maintenance. In particular, a 'tree doctor', known as an 'arborist', will be stationed within the complex to provide systematic management for at least three years, ensuring the stable establishment of the planted trees.


This meticulously created landscaping will also be open for the general public to experience. DK Asia plans to host the 'Royal Garden Festival with Samsung Everland' in August. This program, which goes beyond simple landscaping to promote 'garden culture', is expected to provide a rare opportunity to experience Korea's best landscaping in an urban setting.

In addition, direct medical services are available through partnerships with Incheon's leading university hospital, International St. Mary's Hospital, affiliated with the Catholic Kwandong University College of Medicine. These services include a dedicated hotline and 24-hour emergency care.


The complex also features a 50-meter duplex indoor golf range with free golf lessons, a fitness center equipped with Technogym equipment, and, for the first time in Incheon, a 'Royal Cinema Lounge' where residents can watch newly released movies within the complex. A three-meal service, with meals prepared by a chef from Shinsegae Food, is also available.


Transportation conditions are excellent as well. Through a transfer at Geomam Station on the Airport Railroad, it takes about 40 minutes to reach Seoul Station. A shuttle bus currently operates between the complex and Geomdan Sageori Station. In the future, when transfer systems are established between Incheon Lines 2 and 3 and Seoul Line 9, metropolitan accessibility will be further enhanced. The complex also boasts excellent access to major highways such as Geomdan/Yangchon IC and Cheongna IC, making it convenient for drivers. Incheon Airport can be reached in just 20 minutes.
