The urban axis of Gimpo is shifting from south to north. In the city structure divided by the Gimpo Gold Line, recent development momentum is tilting toward the northern area. While the established urban foundation has been laid by Hangang New Town, which has been occupied for over 10 years, and Janggi District, which has been around for nearly 20 years, the northern area is rapidly emerging as a new urban center through large-scale development projects and the creation of new residential zones.
Gimpo Hangang New Town is a residential development district that began with the development of Janggi District in 2006, followed by Janggi-dong, Unyang-dong, Masan-dong, and Gurae-dong. According to Real Estate R114, of the total 58,267 households in Hangang New Town, 35,844 households?representing 61.52% of the total?have been occupied for over 10 years. This means that more than half of the apartments are aging. Thus, the southern city area below the Gold Line has a largely completed urban structure, and its potential for further development has been mostly exhausted compared to the north.
In contrast, the northern area, as a latecomer, has ample room for development. In the Gochon-eup area, projects such as 'Hangang Cinepolis' and the 'Hyangsan 2 District Urban Development Project,' which combine residential, commercial, and cultural facilities, are underway. In the Sau-dong area, the 'Pungmu Station Area Development' is gaining momentum. Additionally, expectations for improved transportation are rising, as major lines such as the Seoul Subway Line 5 extension, the GTX-D metropolitan express railway, and the Incheon Subway Line 2 extension are increasingly likely to be connected to Hangang Cinepolis.
An industry source in real estate stated, "While the existing city center is a stable area with established living infrastructure, the northern area is at a stage where the shift of the urban axis is becoming visible, due to development benefits and demand for new apartments." The source added, "If job creation linked to the Cinepolis industrial complex and the expansion of commercial facilities become full-scale, a significant change will occur in Gimpo's urban structure."
Amid these expectations, new housing pre-sale announcements are being made one after another in the northern area. Both end-users and investors are paying attention to the opportunity to secure future value in Gimpo.
'Opus Hangang Switzen,' constructed by KCC Construction, is a large-scale apartment complex with 1,029 units located within Gimpo Hangang Cinepolis. Anyone aged 19 or older, including household members, can apply for the lottery, and even current homeowners can apply nationwide. The price ceiling system applies, ensuring price competitiveness.
This complex is located at the core of the 'Hangang Cinepolis Development Project,' which is being built in the Hyangsan-ri and Geolpo-dong areas of Gochon-eup, Gimpo. On a total site area of 1,116,570 square meters, a self-sufficient city is being developed with advanced industrial facilities such as video and IT, along with residential land, school sites, and public daycare centers. The total project cost amounts to approximately 2.056 trillion won, making it a major development project.
In particular, the complex is expected to see a large influx of population as its timeline coincides with the 'Pungmu Station Area Development Project,' and a dramatic improvement in the overall residential environment and living infrastructure is anticipated.
Additionally, various projects such as the Gimpo Environmental Regeneration Innovation Complex, Gimpo Medical Campus, Wolgot Industrial Complex, and Gochon Logistics Complex are scheduled nearby, creating expectations for synergy between Cinepolis and Gimpo Gold Valley.
Transportation and living infrastructure are also excellent. The complex is adjacent to major road networks, including Hangang Cinepolis IC, Gimpo Hangang-ro, Jayu-ro, Olympic-daero, and the Seoul Metropolitan Area 1st Circular Expressway, providing outstanding vehicle access to Seoul. Some units offer views of the Han River, and accessibility to the existing Hangang New Town commercial district is also high.
The educational environment is also considered a strength. The area is classified as eligible for the college entrance rural special admission program, and educational facilities from kindergarten to middle school are planned right in front of the complex. A public daycare center is also planned within the complex, attracting strong interest from parents.
The model house for 'Opus Hangang Switzen' will be set up in the Janggi-dong area of Gimpo.
