Pre-sale Prices Rise Nearly 15% in One Year... Price-Capped 'Dongnam Haneulchae Edique'

Price Cap System Applied to 'Dongnam Haneulchae Edique' Draws Attention

Recently, apartment pre-sale prices across the country have continued to rise sharply, increasing the financial burden on prospective buyers.


According to an analysis by real estate research firm RealToday of data from the Korea Real Estate Board's Cheongyak Home, the average nationwide apartment pre-sale price per 3.3 square meters in 2024 was recorded at 21.22 million won. This represents an increase of approximately 14.95% compared to the 2023 average pre-sale price of 18.46 million won.


By region, Seoul saw the highest increase with a 33.79% rise, while Daegu (39.85%), Busan (22.92%), Gyeongsangbuk-do (22.44%), Ulsan Metropolitan City (23.28%), and Incheon Metropolitan City (15.79%) also recorded double-digit increases. Analysts attribute the rise in pre-sale prices to a combination of factors, including increased costs of construction materials and labor.


Chungcheongbuk-do also joined the nationwide trend, with the average pre-sale price rising from 12.5 million won in 2023 to 13.75 million won in 2024, marking a 10.00% increase. Industry experts note that the relatively moderate increase is due to the presence of price-capped units, as apartments were supplied in areas such as Cheongju Technopolis and Cheongju Dongnam District.

Amid this continued upward trend in pre-sale prices, 'Dongnam Haneulchae Edique' in Dongnam District, Cheongju, Chungcheongbuk-do, is drawing attention as it prepares to accept applications on June 23. This development is the last pre-sale project in Cheongju Dongnam District and will consist of seven buildings ranging from three underground floors to 24 above-ground floors, with a total of 650 units. Notably, as a public housing site, the price cap system will apply, allowing the units to be supplied at reasonable prices for end-users.


'Dongnam Haneulchae Edique' is a branded apartment by Kolon Global, featuring outstanding construction quality and specialized design. The brand premium effect is also anticipated, based on the trustworthiness of the Haneulchae brand. Although all units are a single 59-square-meter exclusive type, the majority feature a 4-bay layout to maximize space utilization. In addition, various storage spaces such as entrance storage, pantries, and dressing rooms have been incorporated to enhance residents' convenience.


A variety of community facilities for residents will also be provided. Amenities such as a senior citizens' center, community childcare center, small library, kids' cafe, golf practice range, daycare center, and guesthouse will be available within the complex, catering to a wide range of age groups and contributing to an improved quality of life. The south-facing orientation and wide spacing between buildings will ensure excellent sunlight and ventilation, providing a pleasant residential environment.


Cheongju Dongnam District is a planned area developed on a site of approximately 2.06 million square meters in Yongjeong-dong and Bangseo-dong, Sangdang-gu, Cheongju. A total of about 15,000 households are planned for the district. With all other apartment complexes in Dongnam District, except for 'Dongnam Haneulchae Edique,' already completed and occupied, future residents will be able to immediately enjoy the fully established new town-level infrastructure.


The complex also boasts excellent transportation, with access to Cheongju Circulation Roads 1, 2, and 3 and major arterial roads, and proximity to the Jungbu Expressway and Gyeongbu Expressway. Nearby amenities include Hanaro Mart (Cheongju branch), as well as a concentration of lifestyle facilities such as Lotte Mart (Sangdang branch) and Lotte Cinema (Cheongju Yongam). Parks, kindergartens, elementary, middle, and high schools are all located nearby, providing a "one-stop living zone."


The upcoming schedule begins with special supply applications on June 23 (Monday), followed by first-priority applications on June 24 (Tuesday) and second-priority applications on June 25 (Wednesday). The announcement of successful applicants will take place on July 1 (Tuesday).
