Public Sports Facilities to Be Donated for Residents of Noryangjin District 4

Noryangjin District 4 has passed the integrated review by Seoul City and is set to begin construction next year. The project will consist of up to 35 stories and 824 residential units, and will include the donation of sports facilities.
On May 16, Seoul City announced that at the 4th Integrated Maintenance Project Review Committee, three project implementation plans were approved: the Namdaemun District 7-1 Urban Maintenance-Type Redevelopment Project (modification), the Gwan-su Dong District 3 Urban Maintenance-Type Redevelopment Project, and the Noryangjin District 4 Redevelopment Promotion Zone Housing Redevelopment Project (modification).
Noryangjin District 4 Passes Integrated Review, Aiming for Construction Start in 2026
Noryangjin District 4, located near Noryangjin Station on Lines 1 and 9 and Jangseungbaegi Station on Line 7, covers 227-121 Noryangjin-dong, Dongjak-gu. The project will feature eight apartment buildings, with a maximum height of 35 stories and 824 units, as well as sports facilities to be donated to the city. Demolition work is currently underway, and after approval for changes to the project implementation plan, construction is scheduled to begin in 2026.
Noryangjin District 4 has been planned with a north-south open axis, and the building heights will gradually increase, taking into account the open feeling within the complex and the sloped terrain. The apartment buildings will be distributed to secure green and plaza spaces, and citizens will be able to access the public pedestrian path from Jangseungbaegi-ro and Songhakdae Park. As a public contribution, sports facilities for local residents will also be built.
With all redevelopment promotion projects in Noryangjin actively progressing, the residential environment is expected to improve significantly. A total of 9,021 units will be built across eight districts. Districts 2, 6, and 8 are scheduled to start construction within the year; Districts 5 and 7 are currently undergoing resident relocation; and management disposition plans have been established for Districts 1 and 3.
Namdaemun District 7-1 to Feature Long-Term Private Rental Housing, Officetels, and a Hotel
Namdaemun District 7-1 (9-1 Namchang-dong, Jung-gu) is an urban maintenance-type redevelopment site located near Exit 6 of Hoehyeon Station and Samik Fashion Town. The redevelopment will consist of seven underground floors and 29 above-ground floors. For the first time in the city center, 299 long-term private rental units for single-person households and 54 officetel units will be built. In addition, a tourist accommodation facility with 140 rooms will be created for visitors to Namdaemun Market, Namsan, Sungnyemun, and other attractions.
The first floor will house neighborhood living facilities and open restrooms to vitalize the streetscape. Open green spaces will be created along the shortcut from Hoehyeon Station Exit 6 to Namdaemun Market, expanding green areas. A new road on the north side of the project site will connect with the road between AK Tower and L'Escape Hotel, completing a pedestrian axis linking Namdaemun Market 8-gil to 10-gil.
26-Story Office Building Planned for Seoul Theater Site

A new office building up to 26 stories high will be constructed on the site of the former Seoul Theater near Jongno 3-ga Station. The Gwan-su Dong District 3 Urban Maintenance-Type Redevelopment Project (59 Gwan-su-dong, Jongno-gu) established its redevelopment plan in February, and will be transformed into an office facility with eight underground and 26 above-ground floors. The site will be developed as a symbolic space in the city center to commemorate the legacy of Seoul Theater.
A commemorative marker will be installed, and the former Seoul Theater sign will be recreated. A media screen will be introduced to create a symbolic outdoor plaza where classic films can be screened, and a mirror pond will reflect both the scenery and the screen, establishing a new city landmark. An open green space accessible to everyone will be created on the southeastern side of the site.
The ground floor along Donhwamun-ro and Supyo-ro (formerly Pimat-gil) will feature neighborhood living facilities connected to open green spaces, aiming to vitalize the surrounding streetscape. The Integrated Review Committee requested improvements to ensure a smooth traffic system and better parking access.
Choi Jinseok, Director of Housing for Seoul City, stated, "With the integrated review approval of both urban and housing maintenance-type redevelopment projects, including those applying the fourth case of regulation removal, the aging city center environment will be transformed into high-quality business and residential complexes. Going forward, we will continue to focus on revitalizing the region and improving citizens' quality of life through prompt integrated reviews."
