Kumho E&C plans to supply the public-supported private rental housing complex "Paju Geumchon Kumho Eoullim" in Geumchon-dong, Paju, Gyeonggi Province in May 2025.
The complex will consist of seven buildings ranging from three basement levels to 29 above-ground floors, with a total of 1,055 units. Of these, 850 units with exclusive areas of 26 to 59 square meters will be supplied as public-supported private rental housing. By type, there will be 391 units of 26 square meters, 197 units of 46 square meters, 202 units of 59 square meters type A, and 60 units of 59 square meters type B, making the complex primarily composed of small-sized units. As a result, strong interest is expected from one- to two-person households, as well as young people and newlywed couples seeking actual residence.
Public-supported private rental housing is characterized by rental rates lower than the surrounding market prices (special supply: 80% or less of market rates, general supply: 95% or less), which helps reduce the monthly rent burden for tenants.
Residents can live stably for up to 10 years, and the annual rent increase rate is limited to 5% or less. In addition, there is no burden of acquisition or property taxes, and anyone who is at least 19 years old, holds Korean nationality, and is a member of a non-homeowning household (for general supply) or a non-homeowner (for special supply) can apply, even without a subscription savings account. This lowers the entry barrier, making it a practical housing alternative for real demand groups who find it difficult to purchase a home.
Since "Paju Geumchon Kumho Eoullim" will also be supplied as public-supported private rental housing, it is expected to attract significant interest from real demand buyers. Furthermore, the complex is well-equipped with various residential essentials, including transportation, living convenience facilities, and natural surroundings, raising expectations even higher.
First, the complex boasts excellent transportation with outstanding accessibility to Seoul and the greater metropolitan area. It is a station-area complex within walking distance of Geumchon Station on the Gyeongui-Jungang Line, and is close to the Geumchon IC on the Pyeongtaek-Paju Expressway, making travel to the metropolitan area and other regions easy. In addition, Unjeong Jungang Station (GTX-A Line) is located about 6 kilometers away, allowing residents to reach Seoul Station in approximately 22 minutes via this route.
The area is also well-equipped with living infrastructure, enhancing satisfaction in daily life.
