Where to Watch for the Application of the 'Price Ceiling System,' the 2025 Real Estate Keyword?

Where to Watch for the Application of the 'Price Ceiling System,' the 2025 Real Estate Keyword?

An analysis of last year's average first-priority subscription competition rates for new apartment complexes nationwide, excluding Seoul, showed that 8 out of the top 10 complexes were subject to the price ceiling system. Notably, all of the top five complexes with the highest competition rates were also subject to the price ceiling system.


The complex with the highest competition rate, at 1,110.35 to 1, was 'Pangyo Technovalley Joongheung S Class' in the Geumto District A-3 block of Seongnam, Gyeonggi Province. Other popular complexes under the price ceiling system included 'Dongtan2 New Town Dongtan Station Daebang Elium Signature' in Hwaseong, Gyeonggi Province (626.99 to 1), 'Gwacheon The Atr Prestige' in Gwacheon (228.51 to 1), 'Jeil Punggyeongchae Unjeong' in Paju (126.55 to 1), and 'GTX Unjeong Station Easy The One' (60.49 to 1).


Amid the ongoing trend of rising pre-sale prices and a supply drought, experts predict that the concentration of subscription demand for complexes subject to the price ceiling system will continue for the time being. According to Real Estate R114, the average pre-sale price nationwide last year was 20.59 million won per 3.3 square meters, a 48.66% increase compared to 13.85 million won in 2019, five years earlier. Even compared to 2023, prices rose sharply by 14.33% in just one year. In terms of supply, the nationwide volume of general apartment pre-sales in the first quarter of this year was at its lowest level in 16 years.


An industry expert stated, "Complexes subject to the price ceiling system are reasonably priced. As these apartments are planned and built in residential districts, they also offer excellent layouts and living conditions, making them highly preferred by homebuyers."


Meanwhile, attention is being drawn to the upcoming pre-sale next month of 'Dongtan Kkum-ui Sup Jayeon & Daesiyang,' a complex in Dongtan New Town that is also subject to the price ceiling system.


'Dongtan Kkum-ui Sup Jayeon & Daesiyang' is a public-private partnership project by Taeyoung Construction and Gyeonggi Housing & Urban Corporation. Located in Dongtan2 New Town A78 block, it will consist of 12 buildings, ranging from four basement levels to a maximum of 20 floors above ground, with a total of 1,170 units and exclusive areas of 74 and 84 square meters. The complex will be subject to the price ceiling system.


'Dongtan Kkum-ui Sup Jayeon & Daesiyang' is part of the Dongtan Lake Park living area, a landmark of Dongtan2 New Town, and is within walking distance of the park. It is also surrounded by Songbangcheon Park and the Hwaseongsan Dulle-gil trail, providing outstanding comfort and year-round access to nature.


Additionally, directly in front of the complex are planned sites for Sejeong Elementary, Middle, and High Schools, offering a one-stop educational environment. Residents will also have convenient access to various amenities through the Karim Avenue Phase 3 shopping center, which is located just in front of the complex.


'Dongtan Kkum-ui Sup Jayeon & Daesiyang' is expected to further enhance residential comfort with Daesiyang's distinctive design. In particular, the complex will feature a variety of landscaped areas and community facilities to increase comfort.


An official from Dongtan2 New Town A Real Estate commented, "This Dongtan Kkum-ui Sup Jayeon & Daesiyang complex is expected to be highly popular due to the application of the price ceiling system. Although the subscription date is the same as that for Dongtan Fore Park Jayeon & Prugio across the street, the winner announcement dates are different, so applicants can subscribe to both complexes. As a result, a large number of people are expected to apply for both at the same time."


Meanwhile, the model home for 'Dongtan Kkum-ui Sup Jayeon & Daesiyang' will be located in Yeongcheon-dong, Hwaseong, and is scheduled to open in May.
