Seoul's Long-term Jeonse Housing II for Newlyweds (Mirinae Jip), which recorded a maximum competition rate of 328 to 1 in three recruitment rounds last year, is opening its first tenant recruitment this year. A total of 567 households will be supplied as Mirinae Jip, either as new apartments or with partial deposit support interest-free.
On the 11th, Seoul City announced the 4th Mirinae Jip tenant recruitment notice and stated on the 10th that applications for 367 households (apartment type) will be accepted over two days starting from the 24th.
Seoul Mayor Oh Se-hoon attended the 'Mirinae House On-site Visit and Newlywed Couple Meeting' held on the 31st of last month at Lotte Castle East Pole in Gwangjin-gu, Seoul, where he listened to explanations from officials along with Vice Chairman Joo Hyung-hwan and others. Photo by Yonhap News.
Recruiting 367 Households in 15 Apartment Complexes Including Imun I-Park Xi
The apartment Mirinae Jip units are located in 15 complexes including 'Imun I-Park Xi' in Imun-dong, Dongdaemun-gu, and 'Riversen SK View Lotte Castle' in Junghwa-dong, Jungnang-gu. Newlywed couples residing in these complexes can extend their residence period up to 20 years upon childbirth. Incentives allowing purchase at prices lower than market value are also provided.
First, Imun I-Park Xi offers a total of 212 households with exclusive areas of 41㎡ and 59㎡. It is conveniently located between Hwigyeong Station and Sinimun Station on Line 1, with well-equipped living amenities such as marts, hospitals, and government offices nearby. Additionally, the natural scenery of Jungnangcheon Stream and Cheonjangsan Mountain can be enjoyed.
Riversen SK View Lotte Castle in Junghwa-dong offers a total of 11 households with exclusive areas of 49㎡, 59㎡, 70㎡, and 84㎡. It is conveniently located near Jungnangcheon Stream Waterfront Park and Jungnang Station on Line 7, providing a pleasant residential environment.
Other complexes include △57 households in 'Lotte Castle East Pole' in Jayang-dong, Gwangjin-gu △22 households in 'Olympic Park Foreon' in Dunchon-dong, Gangdong-gu △18 households in 'Hillstate e-Pyeonhan Sesang Munjeong' in Munjeong-dong, Songpa-gu △12 households in 'Hillstate Gwanak Cent Ciel' in Bongcheon-dong, Gwanak-gu, among a total of 15 complexes.
Among these, Olympic Park Foreon, Lotte Castle East Pole, and Hillstate e-Pyeonhan Sesang Munjeong are unsold units from Long-term Jeonse Housing I. Considering the high demand from newlyweds, the city decided to resupply these unsold units as Mirinae Jip.
Eligible tenants are couples who have registered their marriage within the last 7 years or engaged couples planning to register their marriage within 6 months. Additionally, applicants must not have owned a house within the last 5 years as of the announcement date.
Furthermore, from this recruitment, opportunities will be broadly provided regardless of whether applicants have children. The city has abolished the previous recruitment criteria that distinguished between applicants with and without children. The jeonse deposit is expected to range from a minimum of 217 million KRW to a maximum of 975 million KRW.
200 Households Supplied with Deposit Support Type... Non-Apartment Type Supply Starting in July
On the 28th, new recruitment for 200 households of deposit support type Mirinae Jip will begin. The application period is from July 12th to 14th.
The deposit support type Mirinae Jip is linked to the long-term safe housing type. If tenants have children while residing, they are given the opportunity to apply for priority relocation to long-term jeonse housing after 10 years of residence. Tenants of long-term safe housing can receive up to 60 million KRW of their housing deposit interest-free.
Starting in July, supply will expand beyond apartment-centered units to include multi-family houses, hanok (traditional Korean houses), and other non-apartment types of Mirinae Jip. The city plans to purchase newly built multi-family and row houses, urban lifestyle housing, and residential officetels to offer them at prices lower than market value. Non-apartment type Mirinae Jip will operate in two ways: 'linked type,' allowing relocation to long-term jeonse housing after 10 years if childbirth occurs during residence, and 'purchase type,' which provides discounted purchase rights for existing houses.
Choi Jin-seok, Director of the Seoul Housing Office, said, "The supply of Mirinae Jip last year proved effective in addressing the low birthrate issue and confirmed that it is a policy that newlyweds have wanted. This year, we will focus on securing the capacity to supply Mirinae Jip to provide an environment conducive to raising children."
