- In January, Sokcho City Unveiled the Yeongnangho Tourist Complex Project
- Private Developer Shinsegae Central City Proposed the Plan, with Economic Impact Expected to Reach 6 Trillion KRW
With a series of mega development projects announced in Sokcho, Gangwon Province, the real estate market is drawing significant attention. Recently, Sokcho City has been pushing large-scale projects such as the Yeongnangho Tourist Complex development, Seorak-dong redevelopment, and marine tourism revitalization, reshaping the overall cityscape.
In January, Sokcho City formalized the ‘Yeongnangho Tourist Complex’ project proposed by Shinsegae Central City Co., Ltd. With a total private investment of 1.0376 trillion KRW, the plan is to develop high-end tourism infrastructure including hotels, condos, sports centers, sculpture parks, outdoor botanical gardens, ecological parks, observatories, and lawn plazas on approximately 1.31 million square meters around Yeongnangho by 2031. According to the city, this development is expected to generate an economic ripple effect of about 6.2 trillion KRW and create over 2,000 jobs annually.
The Seorak-dong reconstruction project is also gaining momentum. Once a popular destination for honeymoons and school trips, the Seorak-dong area opened the 2.7 km-long ‘Seorak Hyanggi Road’ in July, marking the start of tourism regeneration. The city plans to invest 14 billion KRW by the end of next year to remodel the existing Seoraksan cultural facilities into a complex community center and introduce various workation programs.
Lee Byung-seon, Mayor of Sokcho, stated, “Sokcho is gradually building various core infrastructures to secure urban competitiveness for the next 100 years. In line with the opening of the Dongseo High-Speed Railway (KTX) and the Donghae Northern Line in 2027, we will actively promote wellness tourism and sustainable regional economic revitalization policies.”
The marine tourism industry is also attracting attention. Sokcho City plans to expand cruise routes that transport over 10,000 tourists annually and conduct tourism marketing targeting major overseas cities.
The real estate industry views these complex development trends as likely to stimulate residential and investment demand in the Sokcho area. An industry insider said, “As the trillion-won project centered around Yeongnangho materializes, it is significantly stimulating the nearby real estate market. There is a surge in inquiries from end-users and investors aiming to secure properties before the full-scale price increase.”
‘The Sharp Sokcho Prime View,’ supplied by POSCO E&C in Sokcho, is gaining attention as a complex that can directly benefit from these developments. It is located at the center of major tourism and development axes such as Yeongnangho, Seorak-dong, and Sokcho Port, and is highly valued for its future potential.
The complex consists of 8 buildings ranging from 4 basement floors to 33 above-ground floors, with a total of 1,024 units. The units range in exclusive area from 84 to 110㎡, 136 to 180㎡ (duplex), and 142 to 147㎡ (penthouse).
As a ‘private park special case’ project that develops apartments alongside a mega park, residents can easily use Yeongnang Neighborhood Park as if it were their own backyard. Various themed gardens such as Spring Hills, Citizens’ Yard, Seorak Hills, and Dreaming Hill will be created, including walking trails directly connecting the apartments to the park.
The complex is near the Sokcho intercity bus terminal, and access to Gangneung, Yangyang, and Goseong is convenient via National Route 7 and Donghae-daero. Additionally, with the scheduled opening of the Dongseo High-Speed Railway (KTX) and Donghae Northern Line connecting Seoul and Sokcho in 2027, travel time from Seoul Yongsan to Sokcho is expected to be about 99 minutes, greatly improving transportation conditions.
The educational environment for children is excellent. Kyodong Elementary and Seorak Middle School are within walking distance, and Sokcho Middle, Haerang Middle, Sokcho Girls’ High School, as well as a cluster of academies, are located nearby, providing outstanding educational conditions.
Residents can enjoy abundant living infrastructure. The complex is close to Sokcho Rodeo, Lighthouse Beach, Sokcho Tourism and Fisheries Market, and E-Mart, offering various shopping and leisure activities.
The largest community facilities in Sokcho City will also be provided. These include a Sports Zone for leisure and health, an Edu & Family Zone for children’s education and families, and a Public Zone for childcare and relaxation. The Sports Zone will feature diverse sports spaces such as fitness, GX rooms, Pilates, a golf practice range (8-screen bays), two screen golf facilities, sauna (hot and cold baths), table tennis, private GX, care exercise rooms, and a healthcare lobby.
The Edu & Family Zone will consist of an edu lounge, private study rooms, multi-studio, media seminar room, book caf?, kids’ room, and a duplex-style The Sharp caf?. Additionally, a daycare center, a community care center, a senior citizens’ center, a guest house, and shared dining facilities will be established.
