Public Housing Apartments Subject to Bunsangje, Both MZ Generation's Actual Demand and Investment Demand Eyeing

Public land apartments subject to the Sale Price Ceiling System (hereinafter referred to as the Sale Price Ceiling) are attracting attention from real demand buyers, including the MZ generation, as they are supplied at prices lower than the surrounding market prices. Since the sale price is calculated based on the land cost and basic construction cost, the price cannot be set high, allowing buyers to purchase at prices cheaper than nearby apartment market prices, thus expecting capital gains. In addition, public land is directly developed by public institutions such as the government, local governments, and LH, with transportation networks, educational facilities, and living convenience facilities systematically established in advance.


Accordingly, Sale Price Ceiling complexes are recognized as products that can secure both actual residence purposes and mid- to long-term investment value, and there is a growing market consensus that public land apartments supplied under the Sale Price Ceiling should be seized when available.


Due to these advantages, apartments recently supplied in public land areas in the metropolitan area have recorded high subscription competition rates. For example, 'Goyang Janghang Athera,' which was supplied in August last year in the Janghang district of Goyang, Gyeonggi Province, successfully closed the first priority subscription with an average competition rate of 30.7 to 1, with 9,398 applicants for 306 households (excluding special supply).


The popularity of Sale Price Ceiling apartments has continued this year as well. In February, the S5 block with an exclusive area of 84㎡ in Changneung New Town, Goyang, showed a maximum sale price of 772.89 million KRW, yet 6,147 applicants competed for 15 general supply units, resulting in a competition rate of 409.8 to 1. Additionally, the S5 block had an average of 202 households in the final general supply, attracting 19,393 applications with a competition rate of 96 to 1, and the S6 block recorded a competition rate of 62.84 to 1 with 7,290 applications for 116 households.


A real estate official said, "Public land apartments subject to the Sale Price Ceiling have high price competitiveness, attracting demand from real buyers who do not want to miss out on price increases." He added, "Especially for young people making their first home purchase, the stable sale price and systematic location act attractively."


Sale Price Ceiling public land apartments are also notable in April. This is 'Wonjong Humanville Klats' supplied by Ilsin Geonyeong in the Wonjong district of Bucheon. It is already attracting high interest as it is expected to be supplied at a reasonable sale price.


An official from a real estate agency in Wonjong-dong said, "Wonjong district has locational advantages with both location and future value, and inquiries are steady due to the application of the Sale Price Ceiling." He added, "It is very close to Seoul and transportation conditions are expected to improve, so calls come not only from Bucheon but also from Seoul."


In fact, Wonjong district is located about 650 meters from Seoul, boasting excellent accessibility to major business districts such as Yeouido, Jongno, and Magok within 10 to 30 minutes. It is adjacent to the BRT bus stop and Wonjong Station on the Seohae Line, and with the future opening of the Daejang-Hongdae Line, access to Seoul is expected to improve further.


'Wonjong Humanville Klats' is surrounded by elementary, middle, and high schools within an 800-meter radius, including Wonil Elementary School in front of the complex, providing an excellent environment for children's commuting. It is convenient to use the newly established living infrastructure within Wonjong district and existing convenience facilities, and residents can enjoy a pleasant living environment with a neighborhood park adjacent to the complex and the 36,000-pyeong-scale Ojeong Grand Park, whose expansion construction is scheduled to be completed within the year, all within walking distance.
