- Surpassing the Total Number of Special Supply Applications for Jinhae-gu New Complexes in the Past Five Years

The ‘Changwon Megacity Xi & Weave’ developed by the Doosan Construction consortium in the Jinhae-gu area of Changwon City has surpassed the total number of special supply subscription applications received for new complexes in Jinhae-gu over the past five years.
According to the Korea Real Estate Board’s subscription website, the total special supply units for five complexes offered in Jinhae-gu over the past five years (2021?2025) amounted to 866 households, with only 73 subscription applications received. In contrast, ‘Changwon Megacity Xi & Weave’ received a total of 513 applications, which is considered a very successful result given the recent Jinhae housing market conditions.
Industry experts analyze that considering the total number of first-priority applicants during the same period was only 374, the results of this special supply will serve as an important indicator to expect positive outcomes in the ongoing first-priority subscription today.
Meanwhile, this complex, supplied through the Daeyagu Station redevelopment project, consists of 17 buildings ranging from 4 basement floors to 37 above-ground floors, totaling 2,638 households. Among these, 2,041 units with exclusive areas of 54 to 102㎡ are available for general sale. The first-priority subscription is currently underway. For general supply, applicants who reside in Changwon City or in Gyeongsangnam-do, Ulsan Metropolitan City, or Busan Metropolitan City, are aged 19 or older, have held a subscription savings account for at least six months, and meet the deposit requirements can apply for first-priority subscription regardless of home ownership. In other words, if the above conditions are met, both homeowners and household members can apply for first-priority subscription, and applications are allowed regardless of previous winning status or past winning records.
The high proportion of lottery-based allocation is also noteworthy. The complex consists of units by exclusive area as follows: △54㎡A 170 units △54㎡B 56 units △59㎡A 308 units △59㎡B 206 units △59㎡C 125 units △74㎡A 108 units △74㎡B 143 units △84㎡A 371 units △84㎡B 301 units △84㎡C 107 units △84㎡D 27 units △102㎡ 119 units. Among these, 60% of units with exclusive areas of 85㎡ or less and 100% of units exceeding 85㎡ are supplied through a lottery system, increasing the chances of winning for applicants with low point scores.
Additionally, resale of the pre-sale rights is allowed immediately from the announcement date of winners, and there is no obligation for actual residence. The project offers a fixed first deposit of 10 million KRW and a 60% interest-free loan on the interim payment. It is supplied at a reasonable price compared to nearby complexes that have been sold or occupied, significantly reducing the price burden for buyers. In fact, the complex is offered at prices more than 100 million KRW lower than the market prices of surrounding older complexes.
The announcement of winners will be on Tuesday, April 8, and the official contract signing will take place over four days from Monday, April 21 to Thursday, April 24. The model house is located in Jungang-dong, Seongsan-gu, Changwon Special City, Gyeongsangnam-do, and the move-in is scheduled for December 2028.
