Dongmoon Construction is conducting the discretionary supply subscription for 'Wonju Dongmoon The East,' located in Gwanseol-dong, Wonju-si, Gangwon-do, today (28th). The discretionary supply quantity is 20 units, with the winner announcement scheduled for March 6th (Thursday) and the contract date on March 7th (Friday).


Discretionary supply applications are open to anyone aged 19 or older or a minor household head as of the recruitment announcement date, even without a subscription savings account. Subscription savings account membership, re-winning restrictions, and home ownership status do not affect eligibility to apply.


Amid recent concerns over rising sale prices, 'Wonju Dongmoon The East' is expected to attract significant interest from buyers as the last opportunity to purchase a home at prices from two years ago.


This is because 'Wonju Dongmoon The East' is supplied at the sale price from the initial recruitment announcement date in 2023, eliminating concerns about price increases. Especially with the sharp decline in this year's move-in supply and no signs of construction costs decreasing, demand for already supplied apartments is increasing, making this discretionary supply attractive to actual homebuyers.


According to Real Estate R114, the nationwide move-in supply this year is scheduled at 270,211 units, down approximately 25.38% from last year's 362,132 units. By 2026, it is expected to drop significantly to 157,458 units. This will exacerbate the market supply shortage, leading to increased demand for new apartments.


Additionally, data from the Korea Construction Industry Research Institute shows that the construction cost index rose from 100.00 in 2020 to 127.90 in 2023 and further increased to 130.26 as of November last year. The rise in material and labor costs due to increased cost burdens has driven up construction expenses.


Industry insiders state, "Pre-sold complexes have fixed sale prices based on the recruitment announcement date, so there is no worry about price increases, and residents can move into new apartments quickly. Securing a well-located complex early to gain high capital gains is also a good strategy."


'Wonju Dongmoon The East,' located in Gwanseol-dong, Wonju-si, Gangwon-do, consists of 11 buildings ranging from 2 basement floors to 15 above-ground floors, with exclusive areas of 80 to 115㎡, totaling 873 units. The expected move-in date is October 2025.


The complex is conveniently connected to the metropolitan transportation network with the Jungang Expressway and National Route 19 nearby. Through the Jungang Line Wonju-Jecheon double-track railway Wonju Station, opened in 2021, it takes about an hour to reach Seoul Cheongnyangni Station. Especially, once the Gwanseol Hi-Pass IC, scheduled for completion in 2025, opens, highway accessibility in the eastern Wonju area, including Bangok and Gwanseol-dong, will improve further.


Also, with KTX Wonju Station nearby, it takes about 50 minutes to Seoul, and the Wonju intercity bus terminal allows convenient travel nationwide.


The location conditions are excellent. It is adjacent to Wonju city infrastructure such as Hanaro Mart, Homeplus, Wonju Premium Outlets, and Wonju Medical Center. Within the innovation city, Emart Traders (planned) and Saint Hospital are also nearby, enhancing living convenience. For education, Gwanseol Elementary School is within a 5-minute walk, and Yeongseo High School is also close.


Right in front of 'Wonju Dongmoon The East' is the Wonjucheon Stream walking trail, and nearby are Chiaksan Mountain, Baegunsan Mountain, Beodeulmani Park, and Dangun Park, offering a pleasant residential environment. Some units also enjoy unobstructed views of Wonjucheon Stream, Chiaksan Mountain, and Baegunsan Mountain.
