Idle Land Owned by Korea Railroad Corporation Near Geumcheon-gu Office Station Selected for Specialized Public Rental Housing Project
254 Units of Public Rental Housing for Young Workers, Including New Employees, to Be Supplied in Prime Location Near Station
Creation of a Southwestern Administrative, Business, and Cultural Hub Integrating Work, Residence, and Leisure
Geumcheon-gu (Mayor Yoo Seong-hoon) announced that the site near Geumcheon-gu Office Station was selected on January 14th for the "Regional Proposal-Type Specialized Public Rental Housing Project" hosted by the Ministry of Land, Infrastructure and Transport.
The site around Geumcheon-gu Office Station, selected as the project target, is idle land owned by Korea Railroad Corporation (KORAIL), and the need for development has been consistently raised to improve convenience for railway users and promote regional development.
Since November 2018, Geumcheon-gu has been steadily working to realize development after signing a business agreement with Korea Railroad Corporation and Korea Land and Housing Corporation (LH) for regional revitalization through complex development around Geumcheon-gu Office Station.
The target site will supply 254 units of specialized public rental housing near the station for middle-income young workers aged 19 to 39. In addition, residential support facilities preferred by the MZ generation, such as exercise facilities and study rooms, will be created.
Korea Land and Housing Corporation (LH), which proposed the project, plans to complete the detailed design of the specialized public rental housing within this year, start construction in 2026, and aim for completion and occupancy in the first half of 2029.
An official from the district said, "Geumcheon-gu is home to G-Valley, the only national industrial complex in Seoul, with about 150,000 workers residing there. The establishment of specialized public rental housing will greatly help young workers in G-Valley with proximity to work and housing stability."
The development project for the Geumcheon-gu Office Station building and the former briquette factory site adjacent to the specialized public rental housing supply site is also gaining momentum. In April 2024, Geumcheon-gu and Korea Railroad Corporation agreed on a coordination document mainly focused on the rapid complex development of Geumcheon-gu Office Station, under the supervision of the Anti-Corruption and Civil Rights Commission.
Korea Railroad Corporation plans to immediately invite and select private developers once the basic concept plan for the complex development of Geumcheon-gu Office Station is prepared in the first half of this year, accelerating full-scale development.
Yoo Seong-hoon, Mayor of Geumcheon-gu, said, "Once the complex development of Geumcheon-gu Office Station and the specialized rental housing construction project are completed, it will become a representative hub space of Geumcheon-gu in the southwestern region, integrating work, residence, and leisure as an administrative, business, and cultural center." He added, "We will continue to actively support the smooth progress of development projects to improve residents' living conditions."
The "Regional Proposal-Type Specialized Public Rental Housing" is a region-customized housing project where public rental housing implementers such as local governments can set tenant qualifications, selection methods, and residency periods according to local demand.
