Amid the heated enthusiasm for so-called ‘jump-up’ non-priority subscription, the newly built apartment complex in Amiri, Bubal-eup, Icheon, named Icheon Bubal Station Epyt, has successfully completed its non-priority (discretionary supply) subscription with a record high of up to 40 to 1.


According to real estate experts, the Icheon real estate market is showing a significant turnaround, emerging from a slump. According to Subscription Home, on the 14th, the ‘Icheon Bubal Station Epyt’ discretionary supply subscription saw 40 applicants competing for one unit of the 84C type, resulting in a 40 to 1 ratio, and a total of 180 applicants for 31 units, closing with an average of 5.8 to 1. Located right in front of the SK Hynix headquarters, this apartment complex is expected to become a landmark in the area as the tallest building in Bubal-eup with 35 floors upon completion, according to local real estate experts.


HL D&I Hanla Co., Ltd. conducted the non-priority (discretionary supply) subscription for 31 units out of the total 671 units of ‘Icheon Bubal Station Epyt’ in the Amiri area of Bubal-eup, Icheon-si, Gyeonggi-do, on the 14th via Subscription Home. The winner announcement is scheduled for the 20th, with contracts to be signed on the 24th. HL D&I Hanla Co., Ltd. renewed the apartment brand from ‘Hanla Vivaldi’ to ‘Epyt’ and launched ‘Icheon Bubal Station Epyt’ for the first time in the Icheon area, attracting over 10,000 visitors at its opening last year, demonstrating high consumer interest.


‘Icheon Bubal Station Epyt’ consists of 671 apartment units and 32 officetel units across 7 buildings, ranging from 4 basement floors to a maximum of 35 floors above ground. All apartment units have a preferred exclusive area of 84㎡. The floor plans are divided into ▲Type A with 339 units ▲Type B with 76 units ▲Type C with 64 units ▲Type D with 192 units. The officetels include ▲8 units of 94㎡ and ▲24 units of 111㎡. Once completed as planned, it will be the tallest 35-floor building in Bubal-eup. Move-in is scheduled for May 2028. The initial payment is set at 10 million KRW to reduce the initial financial burden, and resale of the subscription rights is allowed before the first installment of the intermediate payment, making it attractive to both end-users and investors.


Located near Bubal Station on the Gyeonggang Line, which is emerging as a new residential area in Icheon, ‘Icheon Bubal Station Epyt’ meets all the conditions of a premium apartment. It is situated just across the street from SK Hynix and within walking distance of Bubal Station, which offers quick access to Pangyo and Gangnam stations. Additionally, there are promising developments in regional transportation such as the opening of the KTX, the Sugwang Line (scheduled to start construction in 2025), the GTX-D line, and semiconductor lines (Dongtan-Bubal Line, Pyeongtaek-Bubal Line). Once the entire Gyeonggang Line, served by the semi-high-speed ‘KTX Eum,’ is operational, it will take about an hour to reach Incheon and Gangneung from Bubal Station. The connection from Incheon Songdo to Gangneung will be possible within approximately 1 hour and 50 minutes.


The road network is also well established, providing excellent accessibility. Surrounding the complex are Gyeongchung-daero, Iseopdaecheon-ro, and Seongnam-Icheon-ro. The Jungbu Expressway Seo-Icheon IC and Yeongdong Expressway Icheon IC offer convenient routes to Pangyo New Town and Seoul Gangnam. The second outer ring expressway of the metropolitan area is also planned for the future.


Convenience facilities are well equipped. Nearby are Hanaro Mart Bubal Nonghyup Sinhajeom, Icheon Jungang-ro Culture Street, Lotte Mart, E-Mart, and Gwango Traditional Market, making daily life convenient. Major facilities such as Gyeonggi-do Medical Center Icheon Hospital and Icheon City Library are also accessible. The educational environment is excellent, with Amicho Elementary School within walking distance, and Hyo-yang Middle and High Schools, which offer special rural admissions, located nearby. Icheon Sadong Middle School, Icheon Jeil High School, and Ihyeon High School are also in the vicinity. The natural environment is pleasant, with Hyo-yang Mountain, Anheungji Pond, Icheon Hot Spring Park, Seolbong Park, and Bokha Stream Waterfront Park nearby. Green spaces connected to nearby children’s parks are also planned to be expanded.


Icheon Bubal Station Epyt is designed with a south-facing layout to maximize sunlight and views, and the site embraces a park, providing residents with spacious resting areas. Ample parking space of 1.4 cars per household stands out. Facilities include a Kids Station ensuring safe commuting for children, a themed playground designed for convenience and efficient supervision by guardians, and a rooftop garden. The community center features popular amenities such as a fitness center, golf practice range, and screen golf course, all accessible via dedicated elevators for easy movement.


Specialized storage spaces (pantry and entrance storage) and wide designs have been applied to enhance space efficiency. The installation of wide elevators adds comfort and convenience. Another advantage is the installation of heating pipes in the couple’s bathroom within the units. The 4-BAY slab-type and tower-type pantry specialization provide comfortable kitchens and thoughtfully designed storage spaces considering movement flow. A large-scale commercial facility is planned within the complex, offering various lifestyle conveniences to residents.


D&I Hanla applies the ‘Edu Premium’ (career exploration program) to Icheon Bubal Station Epyt. For residents’ children in elementary, middle, and high school, AI-based academic aptitude diagnostics are provided, along with customized mentoring by a small elite group of Seoul National University students, offering consulting on learning motivation, study habits, and lifestyle habits. The Seoul National University visit camp program will include on-site visits to the university and experiential education in the 4th industrial revolution fields such as augmented reality (AR) and virtual reality (VR). The program also includes special lectures for parents to assist with their children’s career planning.


For the first time in the Icheon area, VIP secretary services and hotel-style high-end concierge services are offered to residents, attracting attention. The hotel-style VIP secretary service provides free services for one year after move-in through a dedicated call center, covering everything from airline ticket purchases to restaurant reservations and medical appointments at five major hospitals, typically offered in high-end residential facilities in Gangnam.


Through a partnership with the concierge service platform SLP (SL Platform), residents will be provided with a dedicated application to easily and conveniently use concierge services via mobile. Through this app, residents can access various paid services such as housekeeping, home-cooked meal delivery, group purchases, laundry pickup and delivery, tax consultation, car wash visits, and item storage.
