Junggok Apartment, 48 Years Since Completion, to Be Rebuilt as 25-Story, 348-Unit Complex

Selected as a Leading Project for Public Reconstruction in 2021
Increasing 52 Households from the Original Plan to a Total of 348 Households

The Junggok Apartment near Junggok Station on Line 7, originally constructed in 1976, will be redeveloped into a complex with up to 25 floors and 348 households.

On the 29th, the Seoul Metropolitan Government announced that the 14th Urban Planning Committee's delegated subcommittee approved a revised plan for the public reconstruction maintenance district and maintenance plan changes for Junggok Apartment in Gwangjin-gu.


Junggok Apartment is an aging complex located at 190-26 Junggok-dong. Since its designation as a maintenance district in 2014, the project had been stalled for a long time due to poor business conditions. After being selected as a candidate site for the public reconstruction pilot project in 2021, a revised maintenance plan was established through preliminary planning and passed the recent review.


Currently, Junggok Apartment consists of six buildings with 5 to 6 floors and 270 households. After reconstruction, it will be built with up to 25 floors, five buildings, and 348 households (including 42 rental units). The zoning will be upgraded from the second-class general residential area to the third-class general residential area, and the originally planned 296 households (20 rental units) have been increased by 52 households.

To improve the limited site conditions through the maintenance plan changes, the road function of the central road will be maintained, and an integrated underground parking lot is planned. The existing small park plan will be replaced with open spaces and pedestrian areas secured through front setbacks and building arrangements.


Considering the resident-priority parking spaces removed from the existing central road, part of the underground parking lot within the complex is planned as a public parking lot (38 spaces). This secures parking spaces and public accessibility in the nearby low-rise residential area where parking is insufficient.


Han Byung-yong, Director of the Housing Office at Seoul City, said, "We expect normalization and promotion of maintenance projects through the transition to public reconstruction projects in existing maintenance districts where progress was difficult due to poor business conditions. We will actively support maintenance projects to improve residential environments within Seoul and quickly supply quality housing."
