City, Growth Management Plan Amendment Notice
Expansion of Non-Permissible Residential Area Ratios
From now on, data centers cannot be built in residential and mountain management zones within the growth management planning areas of Yongin City, Gyeonggi Province.
Yongin City announced on the 18th that it has revised the growth management plan for the growth management planning areas based on this content and officially notified it on the 17th.
The growth management plan is a plan established under the "National Land Planning and Utilization Act" to prevent indiscriminate development in non-urbanized areas such as natural green zones and planned management zones, and to induce systematic development.
This revision notification reflects the monitoring results of the growth management plan prepared by the city in February. The city announced the revision after hearing opinions from residents and the city council, and reviewing it through the Urban Planning Committee.
Looking at the main changes in the growth management plan, in the road development sector, the standards for opening access roads were relaxed considering the characteristics of each region, and the road standards for adjacent development were abolished, instead establishing guidelines to allow consultation with the Urban Planning Committee.
The revision particularly added "data centers" as a prohibited use in residential and mountain management areas in the building use planning sector. Along with this, in residential areas, the following were additionally designated as prohibited uses: ▲religious facilities (columbariums) that do not conform to the purpose of the type designation ▲some hazardous material storage and processing facilities ▲some animal and plant-related facilities ▲some cemetery-related facilities ▲funeral facilities.
Regarding retaining wall standards, the criteria were partially adjusted to allow flexible control of retaining wall heights up to 5 meters (previously a maximum of 3 meters for the first tier) for economic and industrial facilities such as ▲factories ▲warehouses ▲sales facilities ▲automobile-related facilities ▲hazardous material storage and processing facilities, and standards for professional engineer review were established.
Other areas were revised including ▲buffer space securing standards ▲exposed height standards for building basements ▲landscaping and parking-related standards.

Earlier, in February, the city designated the entire non-urbanized areas (natural green zones and planned management zones) including ▲Cheoin-gu 112.754㎢ ▲Giheung-gu 8.983㎢ ▲Suji-gu 5.333㎢ as growth management planning areas and established and announced the growth management plan.
A city official said, "The revision of the growth management plan has improved rational development and management efficiency in non-urbanized areas," adding, "We will actively respond to the rapidly changing urban conditions of the city and carry out reliable development permit administration."
