The Ministry of Land, Infrastructure and Transport (MOLIT), LX (Korea Land and Geospatial Informatix Corporation), Busan, and Incheon have signed a 'Digital Platform-Based Old Planned City Redevelopment Promotion Business Agreement.'
The 'Dunsan District,' expected to be the biggest beneficiary of the special law, can maximize project feasibility through incentives such as exemption from safety inspections and increased floor area ratio, raising high expectations for the designation of leading districts to be sequentially implemented in local areas.
The core of the Old Planned City Special Act is to significantly ease reconstruction regulations nationwide for old planned cities, including exemptions from safety inspections, increased floor area ratios, and changes in land use. This legislation aims to accelerate reconstruction and redevelopment projects compared to before, and it is expected that the highly aged Dunsan District will transform more rapidly.
Another reason for the keen interest in the leading districts is that priority can be obtained among the region's aging apartment complexes, allowing for swift project promotion. Currently, several apartment complexes within the Dunsan District are showing interest in redevelopment projects under the special law and the designation as leading districts.
A local real estate official said, "With benefits such as floor area ratio incentives and active involvement from the city, interest in the leading districts is growing, leading to an influx of residents and investors considering actual residence and investment in the Dunsan District recently." He added, "Dunsan is the center of Daejeon, densely packed with prestigious school districts, government offices, and living infrastructure. Once the old planned city redevelopment gets on track, it will become a representative hub of the Chungcheong region."
Meanwhile, 'Grand Le Pied,' which is successfully contracting its second phase in the Dunsan-dong area of Daejeon, is cited as one of the representative beneficiary complexes of the leading district designation.
Grand Le Pied is a top-tier residential facility built on the Homeplus site in Dunsan-dong, boasting the tallest height in the area at 47 floors. It consists of five buildings with a total of 832 units, featuring large floor plans of 119㎡ and 169㎡. Its status as the tallest building in the area makes it stand out from anywhere in the region, and its luxury amenities and diverse community facilities, rare even in the Seoul metropolitan area, enhance residents' pride.
Facilities include the indoor swimming pool 'Pied Pool' with three 20-meter lanes and a sunbed zone for relaxation, a putting green and screen golf room for focused putting practice, a Pilates room, and a fitness club with GX rooms for group exercise and yoga.
Nearby, legal professionals make up 30% of the population, with courts, prosecutors' offices, the Korean Intellectual Property Office, and the Korea Intellectual Property Information Service located close by. The area also boasts top-tier educational infrastructure with prestigious elementary, middle, and high schools such as Hanbat Elementary, Seowon Elementary, Munjeong Middle, and Chungnam High, as well as the Dunsan-dong academy district. Currently, Daejeon Metro Line 1 is operational, and the Chungcheong Regional Express Railway CTX and Daejeon Metro Line 2 tram are planned, with Government Daejeon Complex Station accessible on foot.
According to a Grand Le Pied project official, there is high anticipation for the creation of a top-class residential complex comparable to Tower Palace and Signiel in Daejeon, and interest from high-end residential demanders in Daejeon and the Chungcheong region continues steadily.
The model house is located in the Bongmyeong-dong area of Yuseong-gu, Daejeon. Currently, visitors can select and contract remaining buildings and units through on-site consultations, and visits are accepted by prior reservation.
