Deposit 5 Million KRW, Apartment in Namyangju Priced in the 200 Million KRW Range: 'Maseok Changhyeon Kolon Haneulchae' Supply [Ma-seok Changhyeon Kolon Haneulchae Perspective View]

It is forecasted that nationwide real estate sale prices will decline by 1.0% next year, while jeonse prices will rise by 1.0%.


According to the '2025 Construction and Real Estate Market Outlook Seminar' conducted by the Korea Construction Industry Research Institute, next year’s nationwide sale prices are expected to fall, with the metropolitan area projected to increase by 1.0% and provincial areas to decrease by 2.0%. Furthermore, from the second half of next year, price pressures due to supply shortages are anticipated to emerge.


In the first half of this year, the real estate market showed an increase in transaction volume as actual homebuyers actively traded up. The price increase trend was particularly notable in the metropolitan area, but since September, transaction volumes have slowed due to absolutely high prices, loan interest rates, and sluggish economic recovery.


Especially, as construction costs rise, the prices of newly built apartment pre-sales have increased, leading to continued demand concentration on projects applying the pre-sale price ceiling system or those offering reasonable prices.


Amid this, the regional housing cooperative apartment ‘Maseok Changhyeon Kolon Haneulchae,’ which offers homeownership at a supply price cheaper than surrounding areas, has attracted attention with its supply announcement. This apartment, planned near Maseok Station in Namyangju, Gyeonggi-do, will consist of 5 buildings ranging from 2 basement floors to 27 above-ground floors, totaling 420 units.


The exclusive areas of ‘Maseok Changhyeon Kolon Haneulchae’ are medium and small-sized layouts of 59A, 59B, and 84A. The 59A and 59B units stand out for their spacious openness and excellent ventilation. The 59B unit features a tower-type structure with a private space layout and is specially designed for comfortable airflow. The 84A unit, aligned with recent residential trends, has a linear kitchen layout to enhance usability and offers excellent natural lighting.


The complex will include community facilities such as a kids caf?, coin laundry, fitness room, golf practice range, and gym to increase resident satisfaction.


The surrounding living infrastructure is also excellent. The transportation environment benefits from the nearby opening of the 2nd Outer Ring Expressway, which is scheduled to be fully operational by 2025. The project site is near the Wangsuk New Town and close to business districts such as Gangnam and Pangyo. Additionally, the GTX-B line is planned to pass through Maseok Station, further improving the metropolitan transportation network in the future.


Educational facilities are within walking distance, including Chasan Elementary School and Masan Elementary School, with Maseok Middle School and Maseok High School also nearby. The proximity of a cluster of academies near the complex is considered another advantage.


Moreover, community centers, police stations, government offices, and hospitals are located within a 2 km radius, and access to large supermarkets and cafes is convenient. The nearby Gwangam Lake Park offers a lake view from the complex, which is also a point of pride.


A sales representative stated, “Maseok Changhyeon Kolon Haneulchae is expected to attract high demand from office workers commuting to Gangnam and Pangyo due to its convenient transportation environment,” adding, “This apartment is a regional housing cooperative apartment with a reconstruction concept, gaining attention for its reasonable supply price amid soaring prices of newly built apartments.”


They continued, “Those who have lived in the metropolitan area for more than six months, are homeless, or own a home under 85㎡ can become cooperative members. Purchases are possible regardless of subscription competition ranking, and buyers can select their desired floor. Since the 2020 amendment of the Housing Act, supervision of regional housing cooperatives has been strengthened, and new laws protecting cooperative members have been enacted, easing the burden compared to before.”


Meanwhile, the contract deposit for Maseok Changhyeon Kolon Haneulchae is 5 million KRW, making it the last apartment in Namyangju priced in the 200 million KRW range.
