Rising Construction Costs Drive Soaring Sale Prices... Bunsangje's 'Gocheon Daebang Dietre' Attracts Attention

The trend of rising sale prices continues, with record-high prices outside Seoul in the Gyeonggi area due to the impact of increased construction costs.


According to Korea Real Estate Board’s Cheongyak Home, the ‘Prestige Xi’ announced for sale in September posted an average sale price exceeding 62 million KRW per 3.3㎡, setting a new record high outside Seoul. Despite this, the ‘Prestige Xi’ recorded an average competition rate of 58.68 to 1 in the first-priority subscription, driven by strong demand for new construction and excellent accessibility to Gangnam.


The ‘Acro Vestinew,’ scheduled for sale in October in Anyang, adjacent to Gwacheon, is also expected to have an average sale price around 40 million KRW per 3.3㎡ due to rising construction costs. As the upward trend in sale prices caused by increased construction costs is expected to accelerate, buyers’ interest is focusing on complexes subject to the sale price ceiling system.


The sale price ceiling system is based on the Housing Act and sets the sale price according to certain criteria, requiring sales to be made below the specified amount. This allows buyers to expect relatively reasonable sale prices amid rising prices, attracting significant attention.


In particular, in October, a complex subject to the sale price ceiling system is scheduled for sale in Uiwang City, right next to Gwacheon City, drawing attention. ‘Uiwang Gocheon District Dietre Central,’ constructed by Daebang Construction, will be built in Gocheon-dong, where complexes with more than 10 years since move-in account for a high proportion. Since the adjacent Ojeon-dong also has a high proportion of older complexes, demand for new residences is expected to concentrate.


With Uiwang IC nearby, it is possible to access Seoul’s Gangnam area such as Sadang and Yangjae within about 20 minutes by car. Additionally, the planned station for the ‘Indeokwon?Dongtan double-track railway (under construction)’ is within walking distance, further enhancing transportation convenience.


Located adjacent to Uiwang City Hall, administrative facilities such as the police station, fire station, and health center are clustered nearby, forming an administrative town. Also, Obongsan Mountain and a planned elementary school site are right next door, and a plaza shopping center and large-scale commercial facilities are planned within close proximity, providing excellent living infrastructure.


Gunpo First Industrial Complex, Gunpo Advanced General Industrial Complex, Anyang IT Complex, Anyang International Distribution Complex, and Uiwang Technopark are all located within about 10 minutes by car, offering excellent conditions for living close to workplaces.


As a post-sale complex, it allows faster move-in compared to typical pre-sale complexes and reduces interest cost burdens. Also, since sales proceed after a certain level of construction is completed, quality verification is easier.


The design mainly features south-facing units, and each unit includes two parking spaces, highlighting excellent product competitiveness. The model house will be set up in the Cheoncheon-dong area of Jangan-gu, Suwon City.
