Yangcheon-gu, Seoul (District Mayor Lee Gi-jae) announced on the 10th that it is currently conducting a public inspection of the redevelopment plan establishment and redevelopment zone designation proposal for Mokdong Apartment Complex 8 until the 5th of next month, and will hold a residents' briefing session at 2 p.m. on the 11th at Yangcheon Haenuri Town.


This redevelopment plan (proposal) is the fourth to be disclosed among the 14 Mokdong redevelopment apartment complexes, following Complex 6 earlier this year, then Complex 4 and Complex 14. According to the plan, Mokdong Complex 8 (area 88,599㎡) is expected to transform from the existing 15-story, 1,352-unit scale to a maximum of 49 stories and 1,881 units by applying a floor area ratio of 299.88%.


The redevelopment plan (proposal) for Mokdong Complex 8 will proceed concurrently with the rapid integrated planning advisory and redevelopment plan drafting procedures. In particular, Complex 8 sets the redevelopment direction as "creating a complex centered on green spaces where daily life is shared," emphasizing the creation of a residential environment harmonized with parks and schools.


Through area-specific activation plans considering street characteristics such as parks, community facilities, and neighborhood living facilities, the plan aims to create a street-centered residential complex that responds to the urban context and induces street activation.


Additionally, to establish a community network connecting schools and parks, the existing park located in the center of the complex will be relocated to the north side, and community facilities that promote coexistence with nearby areas will be placed along the park and main roads to create pedestrian and community axes centered on key spaces.


A three-dimensional skyline with diverse landscapes is also planned. Through a phased skyline and open view corridor plan that considers the urban context and landscape flow, the plan aims to create a harmonious urban landscape.


After collecting residents' opinions, the district plans to apply for redevelopment zone designation to the Seoul Metropolitan Government within the year, following procedures such as rapid integrated planning advisory meetings and hearing opinions from the district council.


Meanwhile, all 14 Mokdong apartment complexes passed the redevelopment safety inspection earlier this year, accelerating the pace of redevelopment. Complex 6, which is progressing the fastest, aims to obtain approval for the establishment of the association in the first half of next year and plans to begin public support services for direct association establishment within this month.


On the 18th of this month, a residents' briefing session for the redevelopment plan of Mokdong Complex 13 is scheduled, and other complexes also plan to conduct public inspections and residents' briefing sessions within the year.


District Mayor Lee Gi-jae said, "We will explain the redevelopment project progress during this briefing session and collect residents' opinions for the future project," adding, "We will do our best to lead the redevelopment of Mokdong Apartments swiftly through thorough preparation to ensure stable housing supply."
