On the 6th, as soon as you exit from Exit 2 of Geolpobukbyeon Station on the Gimpo Gold Line, a vast apartment site appeared right next to it. Beyond a roughly 400m high barrier, construction of the ‘Hangang Sujain Obcent’ was in full swing. The model house set up on the site of Building 102 was bustling with visitors eager to see the new apartments. As of 2 p.m. that day, more than 4,000 people had visited. Dozens of people lined up in long queues in front of each unit (sample house) on the 1st and 2nd floors. The consultation desks were also crowded early on, with 20 to 30 people waiting.
A sales official said, "Even though it was a weekday morning, far more visitors came than expected, and it is anticipated to be even busier during the upcoming weekend and Chuseok holiday," adding, "There is great expectation for a successful subscription."

‘Hangang Sujain Obcent’ Bustling with Visitors
Hangang Sujain Obcent is a complex supplied by the mid-sized construction company Hanyang through the redevelopment of Bukbyeon 4 District in Gimpo City, Gyeonggi Province. It is being developed at 184 Bukbyeon-dong, Gimpo City, with 29 buildings ranging from 4 basement floors to 35 above-ground floors, totaling 3,058 households. Construction began on the 20th of last month, with move-in scheduled for February 2028.
The advantage of Hangang Sujain Obcent is its proximity to Geolpobukbyeon Station. It is only four stops (about 15 minutes) from Geolpobukbyeon Station to Gimpo Airport Station on Seoul Subway Lines 5 and 9. By transferring to Line 9, you can reach Yeouido in about 40 minutes and Gangnam Station in just over an hour. Additionally, the planned extension of Incheon Line 2 to Goyang will provide a double station area advantage in the future. Nearby, the Seoul Subway Line 5 extension to Gamjeong Station (tentative name, planned) and the GTX D line of the metropolitan express railway are also planned.
The interior design also caught visitors’ attention. The floor plans consist of 15 types ranging from 50㎡ to 103㎡ exclusive area, considering diverse demand from single-person households to families of four or more. The design mainly features 4-bay slab-type layouts, with ceilings up to 2.47m high with tray ceilings to enhance openness. Variable walls that allow expanding the living room or combining rooms were introduced, and depending on the type, entrance and corridor pantries, master bedroom dressing rooms, and alpha rooms were applied to maximize space utilization.
Inside and outside the complex, various convenience features were introduced, including vehicle number recognition, automatic ventilation based on air quality, air showers, smart one-pass systems, fine dust reduction devices inside elevators, and air-purifying ventilation systems inside households to enhance residential convenience. All households will also have storage rooms and expandable parking spaces.
The community facilities within the complex will be the largest in Gimpo, with a total of 46 locations. Sports facilities include an indoor gym, climbing wall, large-scale fitness center, golf practice range with screen golf and putting green, and trendy facilities such as a private cinema, cooking studio, and party room. Additionally, there will be a small library, study room, family cafe, and kids cafe.
In the center of the complex, construction was underway to create Bukbyeon Park, a mountain park covering about 35,000㎡ (approximately 10,000 pyeong). Roads connecting the complex to Bukbyeon Park will be built to improve accessibility and maximize the advantage of the ‘forest zone’ complex.
A visitor in her late 20s, Ms. A from Janggi-dong, Gimpo City, who visited the model house that day, said, "I am a native of Gimpo and am interested in the 59-type unit as a newlywed home to live with my girlfriend," adding, "I plan to apply for the subscription, but I am concerned that the sale price is higher than my budget."
“Reasonable Sale Price” Evaluation
The average sale price of Hangang Sujain Obcent is about 20.5 million KRW per 3.3㎡ (pyeong). For the 59-type units, prices range from 395 million to 531 million KRW, and for the 84-type units, from 632 million to 693 million KRW. Considering that the nearby ‘Hangang Metro Xi 2 Complex’ 84-type unit changed hands for 720 million KRW in July, the industry evaluates the pricing as reasonable.
However, some expressed regret that the general sale units were concentrated in smaller sizes. Mr. Kim, in his 60s living in Geomdan New Town, said, "I am interested in the 103-type unit, but since the quantity is small, I do not expect a high chance of winning," adding, "The parking ratio is low at 1.3 spaces per household, and there are few community facilities that are actually usable, so I wonder if it is suitable for actual residence."
Hangang Sujain Obcent will begin special supply on the 19th, followed by first-priority subscription on the 20th and second-priority subscription on the 23rd. The general sale units total 2,116 households, consisting of ▲50㎡ 65 units ▲59㎡ 1,150 units ▲76㎡ 435 units ▲84㎡ 316 units ▲90㎡ 24 units ▲103㎡ 126 units.
