The real estate market in Yongin Special City, which had been bustling due to the opening of the GTX and the special benefits of being near a subway station, is showing a continuous upward trend as it is further influenced by the rapid rise in housing prices originating from Seoul. Along with a surge in transaction volume, the Yongin real estate market is reaching its highest point in years.
According to the Gyeonggi-do real estate portal, the number of housing sales transactions in Yongin reached 1,610 in July, more than double the 804 transactions recorded in January this year, demonstrating the market's strong interest in Yongin. Supported by the increasing transaction volume, housing prices in Yongin are also on the rise. Looking at the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the ‘Shinheungdeok Lotte Castle Ray City’ in Giheung-gu, Yongin-si, with an exclusive area of 84.8998㎡, was sold for 578 million KRW in April 2023, but in April 2024, it was traded for 705 million KRW, confirming a 127 million KRW increase over one year.
The ‘Giheung Station Ziwell Prugio’ in Giheung-gu, Yongin-si, with an exclusive area of 84.92㎡, was sold for 670 million KRW in April 2023, but in April 2024, it was traded for 780 million KRW, showing a 110 million KRW increase in just one year.
This boom in the Yongin real estate market was actually anticipated. Even before the housing price surge originating from Seoul, everyone recognized Yongin’s future value as a direct beneficiary area of the GTX opening and the semiconductor cluster.
A real estate expert explained, “In the case of Yongin-si, even before the metropolitan area’s housing price surge, the announcement of plans for the ‘Semiconductor Cluster General Industrial Zone,’ ‘Advanced Semiconductor National Industrial Complex,’ and ‘Techno Valley (Phases 1 and 2),’ along with land designation, created overlapping positive factors, increasing its future value.”
As interest in the Yongin real estate market grows due to development prospects, the premium gated town home complex ‘Rapiano Yongin Gongse’ is also attracting attention.
‘Rapiano Yongin Gongse,’ located in the Gongse-dong area of Giheung-gu, Yongin-si, is the first residential complex of ‘Rapiano,’ the flagship residential product of real estate developer RBDK (RBDK). It consists of a total of 94 households with an exclusive area of 84㎡, offering a spacious service area that provides a comfortable living environment.
The service area refers to additional spaces provided such as balconies and terraces. When the service area is large, the actual usable area increases, allowing for versatile space utilization and an open, expansive feeling. Moreover, the service area is not included in the exclusive area, supply area, or contract area, so it is not factored into the sale price. In other words, ‘Rapiano Yongin Gongse,’ composed of an exclusive area of 84㎡, offers the actual usable area comparable to that of a typical 40 to 50-pyeong apartment.
Additionally, some unit types feature private elevators for each household, private garages, wide voids in the living rooms, and master rooms, allowing residents to enjoy Rapiano’s premium residential lifestyle. Furthermore, by combining the advantages of apartments and detached houses, it maintains independent living spaces while providing security and amenity facilities typically found in multi-family housing, maximizing residential satisfaction.
Within 1 km of ‘Rapiano Yongin Gongse’ are elementary, middle, and high schools, making it excellent for children’s educational environments. Additionally, it is close to Tapsil Children’s Park and Borasan Mountain, offering a pleasant environment, and large convenience facilities such as Costco, E-Mart, and Lotte Premium Outlet are nearby, ensuring excellent living infrastructure.
The future value is also promising. With the early opening of the GTX-A line, the establishment of the Yongin Semiconductor Cluster, and the development of Yongin Platform City, transportation and living infrastructure are expected to improve further.
