- MXD Development Residential Complex Prices Rise Over 3 Times Compared to Initial Sale Price

MXD (Mixed-use Development Complex) is a next-generation residential type that combines residential, commercial, and cultural facilities in urban areas with excellent education and transportation environments. In Dongtan 2 New Town, Gyeonggi Province, the 102.7㎡ unit of ‘Dongtan Station Lotte Castle’ that was sold for 564 million KRW in 2017 was traded for 2.1 billion KRW (25th floor) in September last year, marking more than a threefold increase in six years compared to the initial sale price. This complex, located adjacent to Dongtan Station, is a mixed-use development combining apartments, officetels, department stores, marts, cinemas, and neighborhood shops, emerging as a new landmark of Dongtan 2 New Town.
In Cheongju, Chungcheongbuk-do, the last pre-sale complex of the high-speed terminal mixed-use development (MXD) project, ‘Hillstate Cheongju Central Phase 2,’ is currently available on a first-come, first-served basis.
‘Hillstate Cheongju Central Phase 2’ is a one-stop lifestyle mixed-use apartment complex located within Cheongju’s only mixed cultural complex, which includes Cheongju Express Bus Terminal, apartments, retail, cultural, and assembly facilities.
The complex will house Hyundai Outlet Cheongju Branch and Megabox, the first DA theater in Cheongju. Additionally, a large-scale lifestyle complex shopping mall of approximately 30,000 pyeong with a large fashion mall and enhanced F&B functions will be established within the complex. This mall will be connected to the adjacent existing central commercial areas such as Megapolis (including Lotte Mart) and NC Department Store, positioning it as the largest commercial district in Cheongju and raising expectations for its future value.
The surrounding infrastructure outside the complex is also excellent. Within walking distance are elementary, middle, and high schools including Gangseo Elementary, Punggwang Elementary, Seowon Middle, Seohyun Middle, and Chungbuk National University-affiliated High School. Nearby are also Parents Mountain, Pungnyeon Valley Park, Balsan Park, and Gagyeongcheon Stream. Furthermore, Lotte Mart, Homeplus, Hyundai Department Store, Lotte Outlet, Chungbuk National University Hospital, Hana Hospital, and Cheongju Hyundai Hospital are close by.
In terms of transportation, Cheongju Station on the Chungbuk Line and Osong Station on the KTX line are nearby. The complex offers quick access to Cheongju city and surrounding areas via Cheongju IC on the Gyeongbu Expressway, Seo Cheongju IC on the Jungbu Expressway, Cheongju 2nd Ring Road, and National Route 36. Additionally, the recently opened Cheongju Gangseo Hi-Pass IC provides even more convenient access to the metropolitan transportation network.
On the top floor of the complex, the 49th floor, a ‘Sky Community’ will be created to maximize the advantages of a high-rise apartment. It will include a sky fitness center, sky bridge, party room, and sky lounge with dining facilities.
