As the continuous rise in pre-sale prices is compounded by an increase in sales prices, the burden on real buyers who wish to own a home is growing heavier. In response, the pre-sale market is seeing a growing trend of buyers seeking complexes that offer various financial benefits.


Among these, complexes offering benefits related to down payments, such as installment payment plans and a first down payment of 10 million KRW, have recently gained significant popularity in the pre-sale market, drawing attention.


Typically, the down payment is set at 10-20% of the pre-sale price, which creates a burden due to the need for a large sum of money upfront. It is analyzed that buyers’ satisfaction remains high because these initial financial burdens are alleviated.


An industry insider stated, "Financial benefits related to down payments have become a key keyword in the recent pre-sale market, as buyers perceive them as a significant merit in terms of price competitiveness, which keeps interest high." He added, "Similarly, apartments with shorter resale restriction periods are also attracting attention because they reduce initial burdens and allow quick responses to market changes."


In this context, in Gimpo City, 'Gimpo Bukbyeon Umirin Parkrive,' built by redeveloping Bukbyeon 3 District, is drawing attention by applying down payment-related benefits.


In fact, the complex applies a down payment installment plan allowing the down payment, which is 10% of the pre-sale price, to be paid in two installments. The first down payment is set at 10 million KRW, with the remaining amount to be paid within 30 days, significantly reducing the initial financial burden on buyers. Additionally, resale is allowed after six months, and the model house, where contracts are being accepted on a first-come, first-served basis, has been attracting visitors daily.


A sales official said, "Moreover, the complex offers a reasonable pre-sale price that contrasts with the rising price trend, and its future value is excellent due to surrounding developments, further highlighting its price merit," adding, "Inquiries and actual contracts are proceeding smoothly."


In fact, Gimpo Bukbyeon Umirin Parkrive has a reasonable pre-sale price averaging around 18 million KRW per 3.3㎡. Compared to the average pre-sale price of private apartments in the Seoul metropolitan area, which was 27.064 million KRW per 3.3㎡ as of the end of June according to the Housing and Urban Guarantee Corporation (HUG), this is about 10 million KRW cheaper.


Furthermore, various development benefits are underway around the complex, raising expectations for value appreciation. First, the Bukbyeon redevelopment area where the complex is located is expected to become a new residential hub in Gimpo, with approximately 13,250 households residing there in the future alongside the nearby Geolpo District, which is anticipated to increase the area's value.


In particular, the complex holds symbolic significance as it marks the beginning of the Bukbyeon redevelopment, and industry experts evaluate that its relatively affordable pre-sale price could lead to greater premiums in the future.


Additionally, transportation benefits continue steadily in the vicinity. Notably, the nearby planned Gamjeong Station (tentative name/in progress) on the Seoul Subway Line 5 extension and the GTX-D line (in progress) are expected to greatly enhance accessibility to Seoul. Among these, the Seoul Subway Line 5 extension was recently included in the Ministry of Land, Infrastructure and Transport’s ‘4th Metropolitan Area Wide-area Transportation Implementation Plan’ as a main project, and it is expected to undergo a preliminary feasibility study soon, further raising expectations.


Also, the Gimpo Gold Line Geolpo Bukbyeon Station, accessible by foot, is planned to be served by the Incheon Subway Line 2 Goyang extension (planned), which will further improve the transportation network.


Meanwhile, Gimpo Bukbyeon Umirin Parkrive is being developed in the Bukbyeon-dong area of Gimpo City, consisting of 13 buildings with 3 basement floors and 15 to 29 above-ground floors, totaling 1,200 households with exclusive areas of 59, 74, and 84㎡. It is a large complex composed entirely of small to medium-sized units, with 831 households available for general sale.


First-come, first-served contracts are currently being conducted at the model house located in Janggi-dong, Gimpo City.
