Daebang Construction Opens Model House for Gwacheon Dietre

Daebang Construction opened the model house for ‘Gwacheon Dietre Prestige’ today, Wednesday the 26th, in Bisan-dong, Dongan-gu, Anyang-si, Gyeonggi-do, and officially began sales. As the first ‘Dietre’ supplied in Gwacheon City and with high expectations for significant price gains, the model house attracted crowds with waiting lines forming from the morning of the opening day.


The subscription schedule for the complex is set for July 1st (Monday) for special supply, July 2nd (Tuesday) for first priority, and July 3rd (Wednesday) for second priority. Applications can be submitted on the Korea Real Estate Board’s subscription website from 9:00 AM to 5:30 PM. The announcement of winners will be on the 10th (Wednesday), and contract signing will take place between the 22nd (Monday) and 24th (Wednesday).


The sale price starts from the lowest at approximately 768 million KRW for the 59㎡ exclusive use area type. Converted per 3.3㎡, it is about 30.25 million KRW, and with the price ceiling system applied, it is considered reasonable. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, the ‘Gwacheon Weverfield’ 59㎡ exclusive use area was traded at 1.5 billion KRW on June 15th, indicating a market price that could yield a profit of several hundred million KRW.


The complex is located centrally between the planned ‘Gwacheon Jeongbotown Station’ on Line 4 and ‘Government Gwacheon Office Station,’ both accessible on foot. From Government Gwacheon Office Station, it takes about 15 minutes to Sadang Station (Lines 2 and 4) and about 30 minutes to Gangnam Station (Line 2). The ‘Government Gwacheon Office Station’ is expected to be served by the ‘Metropolitan Area Express Railway (GTX) - Line C (planned),’ which will further enhance transportation convenience. Additionally, further benefits are expected depending on the progress of the ‘Wirye-Gwacheon Line.’


Regarding road traffic networks, the complex is near the ‘Gwacheon Bongdam Urban Expressway’ and the ‘Second Gyeongin Expressway (Anyang-Seongnam),’ making it easy to access major Seoul Gangnam areas as well as nearby urban centers such as Suwon, Anyang, Yongin, and Pangyo.


Within walking distance are Galhyeon Elementary School, Yulmok Middle School, and Gwacheon Central High School, with Gwacheon Girls’ High School and Gwacheon Foreign Language High School also nearby, promising an excellent academic environment. Shuttle buses and other public transportation provide access to the Pyeongchon academy district, making the after-school education environment outstanding. The area is also set to have advanced IT and pharmaceutical bio companies such as ‘Netmarble’ and ‘Kwangdong Pharmaceutical’ moving in, providing favorable conditions for living close to work.


A sales representative stated, “As the first ‘Dietre’ supply in Gwacheon, the top affluent area in the metropolitan area, and the last private sale in the Knowledge Information Town, there is strong interest from buyers. We will do our utmost to ensure residents enjoy the highest residential satisfaction.”


‘Gwacheon Dietre Prestige’ will be developed in Munwon-dong, Gwacheon-si, Gyeonggi-do, consisting of 8 buildings ranging from 3 basement floors to a maximum of 28 floors above ground, with a total of 740 units of 59㎡ exclusive use area. The parking ratio is about 2.16 spaces per household, the most generous among Knowledge Information Town apartments. The complex will feature all flat-type units with a 4-Bay design applied to all types.
