Increasing Demand for Small Housing in Seoul, 'Sangwolgok Station Jangwi Art Foret' for Sale

Recently, small-sized housing has emerged as a strong trend in the real estate market. According to Real Estate R114, the average competition rate for small apartments (60㎡ or less) nationwide that received subscription applications this year (January to April) was 14 to 1, which is three times higher than the average competition rate of 4.6 to 1 for medium-small apartments and more than twice the 5.9 to 1 rate for large apartments. In Seoul, the average competition rate for small apartments reached 200 to 1, significantly surpassing the 94.1 to 1 for medium-small and 10.5 to 1 for large apartments.


With construction and labor costs soaring, leading to skyrocketing sale prices, and interest rates rising, the burden of securing housing funds has increased, prompting more people to choose relatively affordable small-sized units. The increase in 1- to 2-person households seeking to own their own homes is also analyzed as a cause of intensified competition.


Amid this, in Seoul, where there is a shortage of small housing, the ‘Sangwolgok Station Jangwi Art Foret,’ a complex with four basement floors and 15 above-ground floors totaling 191 units, is currently being sold successfully, attracting the attention of prospective buyers.


Located in Seokgwan-dong, Seongbuk-gu, Sangwolgok Station Jangwi Art Foret consists of newly built small homes under 60㎡, with floors 13 to 15 designed as single-story units and floors 3 to 12 as duplex units. It takes about 20 minutes to reach business districts such as Jongno and Jung-gu, and about 40 minutes to Yeouido and Gangnam business districts, making commuting convenient. The upcoming opening of the Dongbuk Line light rail and GTX-C line will further strengthen the metropolitan transportation network.


Nearby are various cultural and convenience facilities such as Homeplus, E-Mart, Hyundai Department Store, and CGV cinemas, as well as large hospitals like Korea University Anam Hospital. Additionally, residents can enjoy the premium forest environment with views of Bukhansan Mountain and close proximity to Cheonjangsan Mountain, offering an eco-friendly lifestyle.


A representative of Sangwolgok Station Jangwi Art Foret stated, “Over the past 13 years, the supply ratio of small housing in Seongbuk-gu has been only about 0.4% compared to the entire Seoul area, resulting in a severe shortage of supply relative to demand. With over 20 universities nearby, including Korea University, KAIST, Kyung Hee University, and Korea National University of Arts, there is also strong rental demand, and sales are proceeding successfully.”


Sangwolgok Station Jangwi Art Foret is also preparing to sell commercial spaces, and the model house is located near Yongdu Station.
