On the 16th, the Seoul Metropolitan Government announced that it will disclose the status of the 690 ongoing maintenance project districts every six months. This is to transparently manage the progress of maintenance projects, resolve issues in delayed sites, and facilitate smooth housing supply.
The city will disclose the progress status by district for redevelopment and reconstruction projects under the Urban Maintenance Act, as well as street housing, autonomous housing, and small-scale reconstruction projects under the Small-scale Maintenance Act. This measure aims to increase predictability in housing supply by revealing the progress status of maintenance project districts, which account for more than 60% of apartment supply volume.
As of March this year, the ongoing maintenance projects (total 690) include ▲274 redevelopment districts ▲165 reconstruction districts ▲278 small-scale maintenance project districts. Among these, small-scale maintenance projects are underway in 187 street housing districts, 23 autonomous housing districts, and 68 small-scale reconstruction districts.
The districts with many redevelopment and reconstruction projects are Seongbuk-gu (51 districts) and Seocho-gu (47 districts), while those with many small-scale maintenance projects are Seongbuk-gu (29 districts) and Jungnang-gu (27 districts).
From last year to March this year, 30 new redevelopment and reconstruction districts have been designated in Seoul. Twenty-four districts were newly designated last year, and six districts this year. Ssangmun 3 District and Banghwa 2 District were designated through the New Town Planning.
There are 126 districts that have completed management disposition approval. Among them, 67 districts currently under construction are being closely monitored to ensure normal progress without delays through proactive conflict resolution.
There are 59 districts in the stage between management disposition approval and the start of construction. Among these, 26 districts have completed relocation and are about to start construction, 14 districts are in the process of relocation, and 19 districts are scheduled for relocation. The city plans to check the progress of relocation monthly through the responsible officials of each autonomous district.
For redevelopment and reconstruction projects, the city plans to establish a management system between the city and autonomous districts to continuously monitor the status of newly designated districts and projects in the stage between management disposition approval and completion before construction.
The progress status of maintenance projects can be checked on the Jeongbi Project Information Mongttang website. The progress data is also provided in Excel file format.
Kim Jang-su, Director of Housing Supply Planning at Seoul City, said, "Starting with the disclosure of maintenance project progress, we will transparently manage the progress of maintenance projects and dispatch coordinators to quickly resolve issues in delayed projects, striving for smooth housing supply."
